Leaking Windows

Get rid of any rotting or loose pieces and trim the intersections of the painted vertical and horizontal window muntins with an exacta knife. After you've trimmed the intersections, seal the lower portion of the window frame using painter's tape. Apply a thick coat of white paint to the areas that you lightly painted in the first stroke. Allow the paint to fully dry before removing the masking tape and applying the second coat.

If you're experiencing an even more serious issue such as cracks that form an hourglass shape in center of the window, it's likely to be better to replace the sash. In such cases you'll need to search for a replacement that matches the window that is in place in terms of the design and size.

Installing grid windows is a cheaper alternative. These windows are made of a full glass pane that has a series of muntins that are glued on the surface. This creates a split appearance. They're not as efficient as traditional windows, however.

If you're looking for an easy way to update your windows, consider installing an additional drip cap to prevent water from leaking around the window frame. Most home centers sell these aluminum drip cap options for around $20. They're a lot easier to install than windowsash replacements and will provide you with the same functionality as a genuine mullion or muntin.

Broken Sashes & Frames

A damaged window sash is an obvious indication that it's time for some help. A damaged sash, left unchecked can cause water leaks, wood rot and other serious problems to the frame and sill. If you have a broken window sash, replace it as soon as possible to ensure that your window is sealed and working.

Often, the problem is caused by worn or poorly installed cords for sash. It is easy to replace these cords on the majority of double-hung window models. To begin, you'll need take off the tabs of metal that keep the sash in place. To do this, you need to push up on one side (it isn't important which) of the sash, and then pull in toward the opposite side to remove it from the window frame. It is important to remove the parting strip that separates the sash from the other to allow access to the location where the sash cords are located.

Once you've removed the sash, make sure you examine its metal tabs against the ones on your new sash. If they're not the same it can be difficult to insert the new one in its slot and could affect the way it operates. This can be easily fixed by placing the tabs at their proper places on the new window.

In addition to the sashes, you'll also have to examine the frame of your window for problems or decay. This is a good thing to check regularly, since wood will shrink and break down as time passes. If you spot any obvious damage, it should be repaired as soon as you can, to avoid a bigger problem from developing.

If your window frames are in poor condition, you'll need to treat them with a homemade preservative made by mixing half mineral spirits with half boiled linseed oil. After the treatment has dried for two full days, you are able to restore your frames with a high quality latex paint. A new coat of paint will aid in protecting your window from the elements too.
