Sash Window Repair
Sash windows can get out of balance and break. Pam is on the lookout for salvaged Wavy glass, wavy glass, and is always looking for discarded, metal sash weights. She then looks for replacements, such as nuts or washers to help balance her window.
Pam will set each pane by placing a rope of glazing material into the rabbet groove or pocket around the opening. This reduces drafts and expensive heat loss.
Sticking Sashes
If your double-hung window becomes stuck, it's a nightmare. You'll lose your view when they squeak in a storm. A window that's too loose could let air and noise in which can increase your energy costs. Neither scenario is optimal, but both can be fixed with the proper tools and determination.
Paint can accumulate on the channels of old weighted window tracks, causing them to block. Fortunately, most issues related to this can be solved by cleaning and lubricating the tracks.
Start by removing the old caulking between the window stop (the internal one) and the window frame. Scrape off any paint that has been accumulating. Make sure to employ a sharp blade and set up sheets of plastic and a vacuum cleaner directly below to catch any paint dust and chips.
You can then clean the tracks using a dry cloth, and apply an oil based on silicone to aid in their smoother movement. This lubricant is sold in a majority of home improvement stores or on the internet. Then, move the sash upwards or down to test it.
If sash windows repair is still jamming it could be a problem with the sash cord. Check to see whether the cord is stuck or hanging in the sash or snapped. You'll have to re-cord your window If this is the case.
A pin that holds the rail in place might have lost its grip. This isn't easy to fix, and you'll need to consult an expert in the majority of cases.
If a pin doesn't fall out, but the wood has gotten warped or swollen it's a good idea to use a wood hardener on it. This is a quick drying liquid that can help restore damaged wood, so you'll be able to fix your window without needing to remove it completely. After using it, you can pry the two sashes apart by placing a piece of wood in the lower corner of the window where they meet.
Draughts
Draughts can be a concern with sash windows that are old, especially during the winter. They are usually caused by rotten wood, broken putty or worn cords for sash. This can allow cold air to enter the window, making it difficult to heat your home. You can prevent drafts by filling in gaps with expanding foam or using draught-excluding strips found in many hardware stores. They are efficient however, you will require replacement periodically as the foam expands with use.
A more permanent option is Gapseal, which is a sponge-like seal that you cut to the size you require and then put into the gaps between the sash window frame. It can be used alone or with adhesive strips on the top and bottom. This is a bit costly and will need to be reapplied throughout the course of your windows' lifespan, but it is a long-term solution and is easy to take off when you wish to open the window.
Cling film can also be used to stop drafts. Simply roll it up and then push it into all the gaps surrounding your window. This is a great draught-stopper however, it could also block the sash's movement and cause a fire. The sash has to be removed to open the window, and the clingfilm must be reapplied every time the sash is closed.
As part of a general overhaul, you can have your window draught-proofed professionally. This can include new sash cords, parting beads, staff beads, lubrication of pulley wheels and rebalancing the weights, and painting or staining the frames and sashes. This could restore the sash to its original function and improve its energy efficiency, and repair any minor flaws in the timber. It's less disruptive than removing windows and can help reduce draughts, improve the thermal performance, and drastically reduce costs.
Decay
The good thing is that your sash window frames are not damaged beyond repair even if they have been damaged or decayed. The wood used in the frames of these windows is generally of very high-quality and, with the right restoration, can be restored to provide a high level of performance for a long time. Regular inspections are essential and so is making sure the wood is adequately ventilated. This will stop moisture build-up that can cause wood rot.
The majority of issues that arise from sash windows are readily visible, but others are more difficult to identify. Particularly, decay of wood is a difficult issue to address because fungus can eat away at the wood. While it is possible to repair rotten timber, the best way to avoid future rot is by keeping the wood dry.
The first step is to clean any paint from the hardware. It is possible to remove the bottom rail from the frame, and also the rail that joins it (this will depend on the location of the sash). The "pocket covers" are tiny pieces of wood that are placed on the frame's side that allow access to the weights, must be removed. These can sometimes be put in place by nails and then covered with paint, so you will likely require a knife to get them loose. After the pockets have been removed, you can start slicing out any wood decay and apply a high-quality, water-resistant filler. Once the wood filler has dried the primer coat must be applied to prevent further decay.
It is recommended to inspect the sash weights inside the window, too to make sure they are properly balanced and not misaligned or pulling one side more than the other. The sash may fall off its track if they are not properly balanced. This could cause the frame to crack or even be damaged. You can replace the sashweights with new ones, or install an updated balancing system to prevent the sash from swinging the wrong way.
Poor Security
Over time sash windows are exposed to the elements and susceptible to deterioration from weather and general wear. Over time, this can lead to timber decay which is then required to be replaced, costly repair that needs to be dealt with as soon as is possible. Water marks under the window or a softened frame can indicate wood decay. A professional consultation is required to determine the condition and recommend any needed repair work to the sash window.
Over time, the bottom rails may also be damaged. This is evident by the presence of water marks on the sill or by the window becoming soft to the touch. A professional is required to assess the situation, and recommend any repair of sash windows or replacement.
Triple and double glazed Sash windows do an incredible job of keeping noise pollution from entering your home, but it can be a real cause for worry when they begin to let it back in. If this happens the structural integrity of the windows' sash could be at risk, and they will most likely require to be replaced by a different option.
One common sash window repair problem is when the sash gets stuck in the frame. It could be caused by a snapped sash cord or it could be an indication of a problem with the sash ratchets. If it's the latter the gentle persuasion is usually enough to get the window to be opened again - or alternatively, the ratchets must be reset.
double glazing window repair can be solved by taking the sash off and cleaning the tracks. After cleaning the tracks, take off any security fittings and then remove the chains or cords that hold the sash. A draught seal may be put on the staff bead in order to reduce draughts and improve the appearance of the paint finish. The gap between the box and the sash could be filled with decorators caulk to improve sash operation and reduce the risk of draughts.
