Sashes for windows must be checked regularly for mold, mildew, and damage. You can save the cost of repairs in the future by catching problems in the early stages, before they get out of hand.

The sash is an interior framing that moves vertically either up or down in windows that are open. This article will teach you how to do simple sash repairs.

Weather Stripping

Wood window sashes provide the classic look to your home and, when properly maintained, they will last for many years. However, they can get damaged or deteriorated over time due to exposure or normal wear and tear. Thankfully, sash repair experts can restore your windows back to their original condition and maintain their appearance for a longer period of time than replacement windows.


Weather stripping is the most important thing to address when repairing windows with sash. It is located on both the frame and the sash. It can cause drafts if damaged or is loose. To fix it, start by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its width and height to find the appropriate weather stripping replacement to match.

Then, remove the sash and place it on a work surface so that you can reach all four sides. If the sash is double-hung, you'll need to take off the weights and the ropes that go with them that should have fallen into the intended pocket in the jamb liner. Once you've taken the sash off and the weights, use a utility knife to cut off the old weather stripping at the corners, then remove it by hand or using a putty blade.

In order to make these repairs to sash, it's important to have all of the necessary tools in place before you begin. The first step in replacing sash cords is to locate and take out the access panels located in the jambs. These are usually screwed or nailed into and require removal. It may be possible to remove them using the hammer or chisel but it is always best to lay out dust sheets before beginning any work.

After you have removed the access panel, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves using the chisel or flat bar. They are usually wedged in or nailed but can be prised free which is why it's worth your time. If the sash is still in place, pull the mortise and tenon joints free with a hammer or screwdriver and then remove each wood peg. The sash should be able to move around freely now, however it may require some lubrication in order to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to extend from the pulley on the top of the jamb to the sash slot in the bottom. Cut the cord or chain and then attach it as described in the previous step. You can employ a hammer and screws or nails, but nails are less likely to cause damage.
