When It's Time to Repair Windows

Glass that has cracked

Leaking Windows

If you notice a damp area under your window or that the wood surrounding it is weak or rotting, it might be time to replace your windows. Mildew and mold thrive in excessive moisture and can cause numerous issues in your home. They can lead to indoor air pollution, sagging walls, and even increase the severity of allergies. If not addressed they can cause structural damage to the structure of the house.

It's best to call a professional if the water is visible or comes from outside. Leaking windows are among the main causes of structural damage and mold, so don't leave them untreated.

The effects of rain or wind can harm a single support or a small portion of them, resulting in an opening in the window. The good news is that you can repair most of these rotting or brittle elements.

First, clean the affected areas with a cloth and an ammonia-based cleaner that doesn't leave a traces. Then, remove any rotting or loose components and use an exacta-knife reduce the intersections between vertical and horizontal painted window muntins. After trimming the intersections then, use painter's masking tape to seal off the lower portion of the window frame. Now, you can apply a heavy coat of white paint, paying special attention to areas which were lightly coated on the first coat. Allow the paint to completely dry prior to taking off the masking tape and applying the second coat.

If you're experiencing an issue that is more serious, such as cracks that form an hourglass-like shape in the middle of the window it's better to replace the sash. In these instances, you'll need to look for a replacement window that is compatible with the existing window in both the design and size.

If you want to save money, you can also install an attached grid window. These windows come with a complete pane of glass that is topped with a series of muntins that are glued to the surface creating a divided appearance. They're not as energy-efficient as traditional windows, however.

If you're looking for an easy method to upgrade your windows, you should consider installing an additional drip cap to stop water from leaking around the window frame. The majority of home centers sell drip caps made of aluminum for about $20.
