If the problem is more severe like an hourglass-shaped crack in middle of the window, it's recommended to replace the sash. In these instances, you'll need to look for a replacement that matches the existing window in both the design and size.

Installing a grid window is a cheaper alternative. These windows feature a complete pane of glass with a series of muntins glued to the surface creating a divided look. They're not as energy efficient as traditional windows, but they are.

If you're looking for an easy way to update your windows, consider installing a new drip cap in order to prevent water from leaking around the window frame. There are a variety of these aluminum drip caps at the majority of home centers for around $20. They are much easier to install than replacement windows sashes, and offer the same functions as a genuine mullion or a muntin.

Broken Sashes & Frames

You'll have to examine your window frame as well, for any damage or decay. It's a good idea check it regularly since the wood shrinks and gets worn down over time, particularly after exposure to the elements. You should repair any visible damage as fast as possible to avoid a bigger issue.

If your window frames are in bad condition you'll need to treat them with a homemade preservative created using half mineral spirits and half boiling Linseed oil. After the treatment has dried for two full days, you are able to finish your frames with a high quality latex paint. A new coat of paint will aid in protecting your window from the elements too.
