this involves the issue of the complaint of estafa thru falsification of public documents filed by complainant Ernesto Rivera against Aurelia Villanueva, Alfredo Cayton, and officers of sta. Lucia realty and development corporation before the office of the city prosecutor of bacoor.
the gist of the controversy is the alleged transfer or sale of property made by the respondents in favor of sta.Lucia realty and development corporation without the consentand knowledge of the complainant on the year 1988 and complainant discovered the transfers only on the year 2014.
to support his position, complainant Rivera submitted a copy of Patent no. 35781 (OCT No. 1002) showing that saturnino Cayton was the original registered owner, TCT No. RT-560, TCT No. T-19140 and TCT No. 90205 which shows series of transfers were made in favor of the heirs of Saturnino Caytonand his first wife. The subject land is located in Bacoor city.

That Saturnino Cayton was the original registered owner Patent No. 35781 (OCT No. 1002) issued on August 4,1934 in favor of Saturnino Cayton covering lot 4799 of Imus Estate subdivision, cavite with an area of 47,102 sq.m.; that Saturnino married twice, first with Julia Cayton and secondly with Dolores Jacinto that the heirs of Saturnino Cayton and Dolores Jacinto, represented by Ernesto Rivera, were able to trace transfers from Patent No. 35781 issued on August 4, 1934 in favor of Saturnino Cayton covering Lot No. 4799 of Imus Estate subdivision, cavite with an area of 47,102 sq.m.; that it appears from the documents
