Clean the affected areas using a sponge and an ammonia-based cleaning agent that doesn't leave a traces. Take off any rotting or loose pieces and cut the intersections of the horizontal and vertical window muntins with an exacta knife. After trimming the intersections, use painter's masking tape to tape off the lower section of the window frame. Now, you can apply a thick coat of white paint, paying special focus on the areas which were lightly coated on the first pass. Let the paint dry completely before removing the tape and applying another coat.

If the issue is more serious, such as an hourglass-shaped crack in the middle of the window, it's best to replace the sash. In these cases you'll have to search for a replacement that matches the window that is in place in terms of style and size.

Installing grid windows is a cheaper alternative. These windows are made of a full glass pane, with a set of muntins that are fixed to the surface. This creates a split appearance. They're not as energy efficient as traditional windows, however.

Installing a drip-cap will stop water from entering the window frame. There are a variety of these aluminum drip caps at most home centers for about $20. They're much easier to install than a replacement window sash and will provide you with the same functions as a genuine mullion or muntin.

Broken Sashes & Frames

A broken window sash should be a signal that you must call for help. If not taken care of, a broken sash can cause water leaks, wood rot and more serious issues with the frame and sill. If you've got a damaged sash you should replace it as soon as you can to ensure that your window is sealed and working.

Often, the problem is caused by worn out or improperly installed cords for sash. It is easy to replace these cords on the majority of double-hung window models. First, you'll need to take off the metal tabs holding the sash. To do this, push up on one side (it does not matter which side) of the sash then pull in toward the other side to remove it from the window frame. To get access to the cords for the sash, you'll have to carefully remove the strip that separates the sash.

After you've removed the sash, you must be sure to compare its metal tabs to those of your new sash. If they're different, it can be difficult to put the new sash in its proper slot and will affect how well the sash functions. This can be easily corrected by placing the tabs at their correct places on the new window.

You'll have to examine the frame of your window, too to look for any signs of damage or decay. It's a good idea to do this regularly as the wood shrinks and gets worn down as time passes, particularly with exposure to the elements. You should repair any visible damage as quickly as you can, to avoid a larger problem.

If your window frames are in bad condition you'll need to treat them with a homemade preservative created by mixing half mineral spirits with half boiling Linseed oil. After the treatment has dried for two full days, you are able to re-finish your frames using a high quality latex paint. A fresh coat of paint can also protect your window from the elements.
