Sashes for windows must be inspected regularly for signs of mold, mildew and other damage. You can avoid future repair costs by catching these issues early before they get out of hand.

The sash is the internal framing that can be moved vertically either up or down in windows that open. This article will teach you how to perform simple sash repairs.

Weather Stripping

Wood window sashes give an elegant look to your home. When properly maintained, they can last for many years. They may, however, become damaged or degraded with time, due to exposure and normal wear. Fortunately, sash repair specialists can restore your windows to their original condition and keep them looking great for a longer period of time than replacement windows.

Weather stripping is the primary issue to take care of when fixing windows that have sash. It is located on both the frame and sash. If it's worn or loose, out, it could cause drafts, as well as other issues. To fix it, begin by determining the brand of your window and glass manufacturer date (etched in the corner of the glass or on the aluminum spacer between panes). This will protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that holds the window sashes can wear out with time and use. This can result in windows or doors that is difficult to open or close. The good news is that fixing and replacing this hardware is usually quite simple and inexpensive. If you're having difficulty opening the sash, spray some oil into the jamb channel. Then, slide the sash up and open to see if this resolves the problem. If not, window repair is likely with the balance of the sash and you'll need to remove the sash to gain access to this hardware.

Window sashes need to open and close with little effort. However, this may be difficult if weights are worn out or the sash connecting rail isn't properly glazed. This issue could be caused by a number of reasons, such as insufficient maintenance or the wrong weight rating for the specific sash.

If the hinges on a window begin to sag this could cause the sash to drag and then hit the frame in the opposite corner (Photo 1). To remedy the issue ensure that the sash is centered in the frame's opening and take it off. If the sash has been screwed onto the hinge arm, unbolt the hinge and replace it. (Photo 2). Because of sagging hinges and a general deficiency in energy efficiency, windows that are old, especially those in older homes, may be difficult to open and close. In many cases it is a matter of making a few minor adjustments that can help these windows function smoothly and save homeowners money on their energy bills.

It is essential to have the tools you need before you begin. Start by marking the location of the hinge channel on the frame using pencil (Photo 1). This will allow you to put the channel in the right position after you've finished. Remove the sash, and then remove the hardware, including the parting beads (Photo 2) and the chains or cords which hold it in place. Heat gun with nozzle shield and a medium setting can soften any hardened putty. Remove the old sash and put it in a bag with a label.

Sash Weights

Sash weights can be changed to enhance the efficiency of your window sash and reduce the energy cost. Sash weights are heavy, lead or iron cylinders, which are enclosed in a hidden cavity and linked to the moveable window sash using a rope. They provide counterbalance which allows the window to be opened and closed without using mechanical or electrical devices. When they fail, sashweights are often ignored or disabled by homeowners.

It's difficult to retrieve the sash-weight that fell from the cavity, so you'll need to find one that fits correctly. You will also require a fresh piece of string, a length sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Older wood windows are joined with mortise and tenon joints. Hammers and pins can be used to remove the wood pegs that hold the components together. The majority of these pegs are large on one side, but smaller on the other. It is important to first remove the smaller diameter sides. Sashes that were made later in the century made use of glue instead of pegs and can be separated by cutting the glue line with the help of a knife, and then tapping the mortised section loose using mallets.

Once the sash has been released, you can remove the sash stops and access the pockets for weights. This is typically done by drilling an opening at the bottom of each jamb. The hole is surrounded by a wooden panel that can be removed to reveal the inner workings.

Once the access panel is removed, you can begin working on the sash. Make the small parting beads (also known as "tie rails") out of their grooves using the chisel or flat bar. It's important to take your time, as these are often wedged or nailed in place. If the sash remains in place, pry out the mortise and tenon joints using pin punch and hammer or screwdriver, and then take out the wood pegs that are on each component. You should be able to move the sash around freely, though it might require lubrication if it feels stiff.

Determine the length of sash cord/chain required to reach the sash slot on the bottom of the pulley located at the top of the jamb. Cut the cord/chain and then secure it in Step 6 above. You can use a hammer, nails, or screws. However, nails are less likely than screws to cause damage.

Unless you've bought an upgrade kit to replace the old counterbalance system it is recommended to keep the original balancing weights in place. It's not too expensive to purchase them from architectural salvage stores and they'll be simple to install once you have the sash opened. Based on the dimensions and shape of your window, you may require one or two sashweights to keep it open.
