Sash Windows Repair and Replacement
Older sash windows can be plagued by a variety of problems including draughts, rattles, and inadequate insulation. A little bit of care can often bring them back to a top level of performance.
First, knock off the paint seal from the window stop using a utility knife. Then, take off the staff bead, then remove the upper sash by removing chains or cords, and then storing the hardware in a labeled bag.
Sealing
Sash windows look gorgeous in old buildings, however they require regular maintenance and can be subject to problems like cracked putty, wet rot, and draughts. It is possible to decrease energy loss and improve the efficiency of sash windows by replacing or repairing them, or sealing them.
Draughts are mostly caused by gaps between the sash and frame. They can also trigger noise reduction and rattling. There are a variety of methods to stop air leaks from windows with sash, including sealing beads, specialist products and secondary glazing.
A common issue is a gap between the top of the sash and the jamb frame, or between the bottom of the sill and the sash. This can lead to water leaking into the wood, rotting of the wood and growth of mould. Seal the gap with silicone, polyurethane or foam sealant.
Installing a new sash runner or spring bronze might be required when a gap is preventing the windows from closing and opening effortlessly. These bronze strips are tied or stapled to the lower sash edges in order to prevent sideways rattling. They can be bought at DIY stores. Tubular weatherstripping also can be used, but it is more likely to tear and can detract the appearance of your window.
When installing replacement runners for sash, it is important to measure the entire width of the window opening. It is recommended to measure from the top of the sash up to the horizontal centerline of the meeting rail, and from the bottom of the sash to the sill. These measurements can be transferred to new runners which will ensure the best fit and function of the window.
In older buildings there is a greater gap between the sash and the frame around the leading edge. It is possible to draught-proof it using a strip of V-strip that is self-adhesive. However it is essential to take this into consideration when measuring and cutting material.
The strip should be cut at the height of the sash with an inch extra on each side to allow for movement. It should be cut to a square shape and then positioned in a way that the ends are aligned to the angle of the window sill. It is also essential to make use of stainless steel screws as brass can rust, and high-quality silicone or polyurethane adhesive.
Refurbishment
The sash is a beautiful, historical feature of many homes. Yet despite their beauty, these windows are prone to a range of issues. Rattling, draughts, sticking or leaking are common issues. And rotting frames and connecting rails, broken glazing bars or weights that are not working properly can cause a lot of trouble. When these problems occur it's time to consider a sash repair or replacement.
window repair is more expensive alternative than replacing the sash itself but it can restore the look and function of your sash window the same or better than its original state. Refurbishment involves lining both the meeting rail and the sash box with traditional putty, and then repairing any damage caused by decay. Re-painting the frame of the timber is also included, as well as re-glazing using traditional glass. A full refurbishment can also include adding draught proofing, re-attaching the sash furniture/ironmongery and replacing the parting bead (the dividing strip between the two panes of glass). In addition, it is recommended to fit brush pile weather strips in order to minimize rattle and increase insulation.
If a replacement sash needed It can be made with the same design to match the frame you have. This will help preserve the style and character of your home. This is especially important for listed properties where any modifications made to windows will require planning permission.
Compare the metal tabs on the new window to the old sash prior to installing it (see below). If these are different shapes the new sash will not fit correctly into the window frame slots.
When a window is damaged it's essential to choose between repair or replacement because each kind of work will require a different degree of expertise and expense. If a large part of the glass in a sash is missing replacing it is the better alternative. But when the glass has been damaged in one small section or a sill has begun rotting then a repair will be the better option.
Replacement
While a lot of homeowners are eager to keep their old sash windows in good working condition, deterioration could eventually cause issues such as rattles, draughts or even broken glass. These issues often point to an inevitable replacement as the only sensible solution. However, there are other ways to improve the sash windows, beyond simply replacing them, such as installing draughtproofing and secondary glazing.
Think about the scope of the problem. It may not be necessary or suitable to replace the window. For instance, a fogging glass issue usually occurs within the sash itself and can usually be solved without tearing out the entire frame. It is typically possible to fix a poor seal by making a few easy fixes, rather than ripping out the entire frame and replacing it.
Sash windows are surprisingly complex in design and have a lot of moving parts. It can be challenging to fix some common problems such as broken panes, or sash cables that have snapped. Most homeowners don't want to take apart the window frame to fix the issues. Many homeowners decide to work with a professional due to these reasons.
A specialist can assist in restoring windows with sash to their original splendor, or even bring them up to the latest energy standards. This may include reconditioning frames and fitting secondary glazing, to avoid heat out of the window. It may also be beneficial to install a brush pile strip, to stop rattling, and reduce drafts.
To begin the repair, remove the window stops. (The moldings that are in front of the lower glass). Then loosen the staff and pull the lower window sash. Take off the cords or chains on both sides. Then, remove the sash weights and the bottom of the cavity and remove them. Keep the hardware in a safe position. Heat gun to soften old, hardened filler or putty. Scrape it away with a putty blade. Reassemble the window. Reattach the hardware. Lubricate the pulleys with Teflon or silicone spray. Reinstall the parting bead and put back the upper sash.
Repair
The choice of replacing or repairing windows with sash is an important one for the homeowner. Although modern replacements offer a host of benefits, the original features of a home that was built earlier provide character and value to the property and are often cheaper to repair than replacing them. Maintaining them in good shape can lower energy costs. Sash windows are susceptible to rattles, drafts, and condensation. These problems can result in increased cost of energy and damage to the frame and sash.
Sash windows are notoriously difficult to close and open, and the traditional sliding mechanism can be displaced from its track, or even draughty. Repairing a sash window involves extensive removal of the frame of the window, so it's best left to a professional. But, with the right tools and experience it's possible to fix old windows with sash yourself. Adam shows Jess how to start:
Remove any security fittings behind the lower window sash. Then, take off the staff bead. Finally, pull out the bottom sash. Remove the chains and cords from both sides, and knot them in such a way that they won't be pulled back by the weights attached. Now it's time to take out the upper sash. Take out the sash stops, a thin vertical strip of wood that holds the sash. Also, remove any hardware that has been painted. The sash can be pulled back to reveal the balancing weight that is a massive iron cylinder that is encased inside a hidden compartment and secured by a rope. To stop the sash from falling into the void pierce it with a nail and then let the weight go.
After the sashes have been removed, clean out the jamb and meet rails, remove the glazing bars and sash cords and scrape off any paint from the sash stops using an utility knife. After the sashes have been put back in place, you can reattach the stops using nails that are small enough to prevent puncturing the balancing weight.
To reassemble the sash place the top sash on its track first, then the lower sash. Make sure the sash stops are aligned properly with the frame, and then reconnect the beads for parting if necessary. Reattach the sash cords or chains and then install the sash pulleys.
