11 Ways To Fully Redesign Your Sash Windows Repair
Sash Windows Repair and Replacement

Older sash windows can be prone to a variety of problems including draughts, rattles and poor insulation. A little attention can often restore them to a high standard of performance.

First, remove the seal on the paint of the window stop with an utility knife. Then remove the staff bead, then take the upper sash out and remove the chains or cords, and then storing the hardware in a labeled bag.

Sealing

Sash windows are beautiful in older buildings, but they require care. They can be affected by issues like wet-rot, cracked putty, and draughts. Sealing, replacement or repair of the sash window is an effective method to minimize these issues and improve the efficiency of energy.

The gaps between sash and frame are the primary source of draughts. They can also cause noise reduction and rattling. Sealing beads, specialist products and secondary glazing can all be used to reduce the air leakage inside the sash.

A common problem is a gap between the top of the sash and the jamb frame or between the bottom of the sash and the sill. This can cause moisture leaking in, rotting of the wood, and mould growth. The gap can be sealed by caulking made of silicone or polyurethane or foam sealant.

If a gap is hindering the windows from closing and opening smoothly, it may be necessary to install new sash runners or spring bronze. These are strips of bronze that are stapled or nailed into the edges of the lower sash in order to prevent sideways rattle. They are available at DIY stores. Tubular weatherstripping also can be used, but it is prone to tear and can alter the appearance of your window.

It is essential to determine the size of the window opening prior to installing a an alternative sash runner. It is recommended to take measurements from the top of the sash up to the horizontal centerline on the rail that connects them and from the bottom sash down to the sill. These measurements can later be transferred to new runners which will ensure the best fit and function of the window.

In older structures, the gap between frames and sash is typically larger around the leading edge. It can be draught-proofed using strips of V-strip that is self-adhesive. However it is essential to consider this when measuring and cutting material.

The strip should be cut to the height of the sash, with an inch extra on each side to allow for movement. It should be trimmed square and positioned in a way that the ends are aligned to the angle of the window sill. It is also important to use stainless steel screws because brass is prone to rust, and the best quality polyurethane or silicone adhesive.

Refurbishment

The sash window is an elegant historical feature in many homes. They are beautiful but they can also be susceptible to issues. Common problems include rattling, stickiness or draughts. Frames that are rotting and meeting rails as and broken glazing bars, damaged weights or rotten frames are all causes of problems. If these issues occur, it's time for an sash repair or replacement.

Refurbishment can be more expensive than replacing the sash but it will restore the appearance and function to the same standard that it was in its original form. It involves lining the meeting rail and sash boxes with traditional putty, and then repairing any rot-related damage. Re-painting of the timber frame is also included, as well as glazing using traditional glass. A full refurbishment can also include adding draught proofing, re-attaching the sash furniture/ironmongery and replacing the parting bead (the dividing strip between the two panes of glass). It is also recommended to put in brush pile weather strip to minimize the noise of rattling.

If a new sash is required it can be constructed from like-for-like designs to match the frame that was previously used and keep the style of your home's historic design. This is especially important for buildings that are listed, as any modifications to windows require planning permission.

Before you put the new window on before installing it, make sure you examine its metal tabs with those on the sash that was previously used (see below). If these are different shapes the new sash won't fit in the slots of the window frame.

It is important to decide if you want to repair or replace windows that are damaged, as each will require a different level and amount of expertise. For instance when a sash window has a large piece of glass missing then replacing it is the best option. If the glass is damaged in a small region or a sill is rotting and needs to be repaired, then a repair will be better.

Replacement

While a lot of homeowners are eager to keep their old windows in good order, deterioration can eventually result in problems like rattles, draughts or even broken glass. This is why replacing sash windows is often the only option to solve these issues. However, there are ways to improve the sash windows that go beyond replacing them, including installing draught proofing and secondary glazing.

Take note of the severity of the problem. It may not be necessary or appropriate to replace windows. Foggy glass, for example is typically caused by the sash and can be addressed without having to tear out the entire frame. A weak seal can be fixed by making a few minor adjustments instead of a costly full frame tear-out and replacement.

Sash windows are surprisingly complicated in their design and come with lots of moving parts. It can be difficult to fix some common problems such as broken panes, or sash cables that have snapped. Many homeowners do not want to disassemble the window frame to repair these issues. This is why many homeowners choose to work with a specialist.

A specialist can help restore windows with sash to their original splendor or even bring them up to current energy standards. This may include reconditioning the frames and fitting secondary glass to prevent heat from escaping through the window. You can also add a brush-pile strip in order to minimize drafts and prevent the window from rattling.

To begin the repair, remove the window stops. (The moldings that are on the side of the lower glass). Next, remove the staff bead and take off the lower sash. Take the chains and cords from both sides. Then remove the sashweights from the bottom weight cavity. Store the hardware in a secure place. Use a heat gun to soften old, hardened filler or putty. Scrape it away with the blade of a putty. Reassemble the window. Reattach the hardware. Lubricate the pulleys with Teflon or silicone spray. Reinstall the parting bead, and reinstall upper sash.

Repair

The decision to repair or replace a sash window is a crucial one for homeowners. Modern replacements are beneficial in many ways however, the original features of an older home can provide authenticity and value. They are also less expensive to repair instead of replacing. Maintaining them in good shape can reduce the cost of energy. Sash windows are susceptible to rattles and drafts. This can lead to more expensive energy bills and can damage the frame and the sash.

Sash windows are notoriously difficult to close and open, and the traditional sliding mechanism may become displaced from its track or become draughty. Repairing a sash window involves extensive removal of the frame of the window and is best left to the professionals. However, with the right tools and experience it's possible to fix old windows using sash. Adam shows Jess how to get started:

Remove any security fittings behind the lower window sash. Next, remove the staff bead, then take the sash off the bottom. Take the chains and cords from both sides, and tie them so that they cannot be pulled back by the weights attached. It's time to take off the upper sash. Remove the sash stops which is a thin vertical strip of wood that holds the sash. Also, remove any hardware that has been painted. Reverse the sash to reveal the weight. It is a large iron or lead cylinder that is hidden in a cavity and is supported by an elastic cord. To prevent the sash falling into the void pierce it using a nail, and sacrifice the weight.

After the sashes have been removed clean the jambs as well as rails that connect them. Remove the glazing bars as well as the cords of the sash. Then, using a utility blade, remove any paint from the sash stop. Once the sashes are returned to their original positions, you can attach the stops using nails that are small enough to avoid cutting the balancing weight.

Reassemble the sash by placing the upper sash on top of its track, then the lower sash. Make sure that the sash stops and the frame are properly aligned. If window repair , reattach any parting beads. Finally, reattach the sash cords or chains and re-install the axles for the sash pulleys.
