Sash Windows Repair and Replacement
Older sash windows can suffer from a range of issues, including draughts rattles, and poor insulation. With a little effort they can be repaired to a high level of performance.
First, take off the seal with a utility knife. Remove the staff bead, then pull out the upper sash and take off any chains or cords. The hardware should be stored in a bag that has a label.
Sealing
Sash windows can look stunning in old buildings, however they do need maintenance and are susceptible to problems like wet rot, cracked putty, and drafts. It is possible to decrease energy loss and improve the efficiency of windows with sash by replacing them or repairing them, or sealing them.
The gaps between the sash and frame are the primary cause of draughts. They can also trigger rattling and reduced sound-proofing. Sealing beads, specialist products, and secondary glazing can all be used to minimize the air leakage within a sash.
A common issue is a gap between the top of the sash and the jamb frame, or between the bottom of sash and the sill. This can cause moisture to leak into the wood, rotting it and growth of mold. The gap can be filled with silicone or polyurethane caulking or foam sealant.
Installing new sash runner or spring bronze might be necessary if a gap prevents windows from opening and shutting easily. These bronze strips are stapled or nailed to the lower sash edges in order to prevent the rattling of the sides. They can be purchased at DIY stores. Weatherstripping made of tubular vinyl can also be used, but it is more likely to tear and can alter the appearance of your window.
It is essential to take measurements of the entire window opening prior to installing the an alternative sash runner. It is best to take measurements from the top of the sash to the horizontal centerline of the meeting rail and from the bottom of the sash down to the sill. These measurements can be transferred to new runners that will ensure an improved fit and performance of the window.
In older buildings there is a greater gap between the sash and the frame at the leading edge. It can be draught-proofed by using a strip of V-strip which is self-adhesive. However, it is important to take this into consideration when cutting and measuring material.
The strip should be cut to the height of the sash and with an inch more on each side to allow movement. The strip should be cut square and positioned so that the ends are matched to the angle of the window sill. It is also essential to use stainless steel screws, since brass can rust and a high-quality silicone or polyurethane adhesive.
Refurbishment
The sash window is an elegant, historic feature of many homes. They are beautiful however they are susceptible to issues. Rattling, draughts, sticking or leaking are common issues. The rotting of frames and meeting rails, broken glazing bars, or damaged weights could create a mess. If you experience any of these issues, it is time to replace or repair your sash.
Refurbishment is a more expensive alternative than replacing the sash, but it can improve the appearance and functionality of your sash window the same or better than its original state. It involves lining the meeting rail and sash box using traditional putty, and then repairing any damage caused by rot. It also includes re-painting the frame of timber and re-glazing with traditional glass. A full refurbishment can also include adding draught proofing, re-attaching the sash furniture/ironmongery and replacing the parting bead (the dividing strip between the two panes of glass). It is also recommended to put in brush pile weather strips in order to minimize rattling and improve insulation.
If a replacement sash is required, it can be made using the same style to match the frame you have. This will preserve the style and character of your house. This is particularly important for buildings that are listed, as any changes to the windows will require planning permission.
Compare the metal tabs of the new window with those of the old sash prior to installing it (see below). If they are different shapes and sizes, the new sash will not fit inside the window frame slots.
If a window has been damaged, it's essential to choose between repair or replacement, because each kind of work will require a different degree of expertise and cost. If a large part of the glass in a sash is missing replacing it would be an alternative. But, if the glass has been damaged in a tiny section or a sill has begun damaged, a repair would be more appropriate.
Replacement
Many homeowners would like to keep their old sash windows in good condition, however the deterioration of the window will eventually cause issues like rattles or draughts. Broken glass is also a possibility to occur. These issues usually point to an inevitable replacement as the only logical solution. There are other ways to improve sash window performance other than replacing them. They can be improved by installing secondary glazing and draughtproofing.
It is important to determine the severity of the issue, since it might not be appropriate or even feasible to replace the entire window. Foggy glass for instance, is usually caused by the sash, and can be fixed without tearing out the entire frame. It is usually possible to fix a weak seal with a few simple fixes, rather than ripping out the entire frame and reinstalling it.
Sash windows feature a complicated design with a lot of moving parts. It can be a challenge to fix common problems like cracked panes or snapped sash cable. Solving these issues usually requires removal of the window frame which isn't something most homeowners would want to take on themselves. Because of this, many homeowners choose to work with an expert.
window repairs can assist in restoring windows made of sash to their original splendor or even bring them up to current energy standards. This can include reconditioning frames and fitting secondary glass to stop heat from escaping through the window. It is also possible to add a brush-pile strip in order to minimize drafts and prevent the window from squealing.
To begin a repair project start by removing the window stops (the moldings on the front of the lower sash). Then loosen the staff and pull the lower window sash. Remove the chains or cords that are on both sides. Finally, disconnect the sash weights from bottom of the weight cavity and take them off. Keep the hardware in a secure position. The heat gun will soften the old, hardened filler or putty. Scrape it off with a putty blade. Reassemble the window. Reattach the hardware. Lubricate the pulleys by using Teflon or silicone spray. Reinstall the parting bead and reinstall upper sash.
Repair
The choice to replace or repair windows with sash is a crucial one for homeowners. While modern replacements provide many advantages but the original features of a home that was built earlier provide authenticity and value to the home and are generally less expensive to fix than replacing them. Maintaining them in good condition will also help you save money on energy. Sash windows are vulnerable to rattles, drafts, and condensation. These problems can lead to increased energy bills and damage to the frame and the sash.
Sash windows are notoriously difficult to close and open and the standard sliding mechanism may become displaced from its track or become draughty. It's best to leave the repair of a window with sash to a specialist since they require extensive removal. With the right tools and know-how it is possible to fix old windows with sash yourself. Adam shows Jess the basics:
Getting the window to come apart starts with the removal of any security fittings in front of the lower sash. Next, remove the staff bead and pull out the bottom sash. Then, remove the chains or cords on both sides and knot them to stop them from being pulled back into the frame by the weights that are attached. It's time to take off the upper sash. Remove the sash stops (a thin vertical strip of wood that holds the sash) and remove any paint-encrusted hardware. Unscrew the sash to reveal the balancing weight, which is a large lead or iron cylinder enclosed in a concealed cavity and held by rope. To prevent the sash from falling into the void, hit it with a nail and sacrifice the weight.
After the sashes have been removed clean the jambs and meet rails. Remove the glazing bars and sash cords. Then employing a utility blade take off any paint that is on the sash stop. When the sashes are returned to their original positions, you can attach the stops using nails that are small enough to prevent cutting the weight that is balancing.
Reassemble the sash by placing the upper sash on top of its track, then the lower sash. Make sure the sash stoppers are aligned properly with the frame, and reattach the beads for parting if necessary. Finally, reattach the sash chain or cords and re-attach the axles for the sash pulleys.
