Our approach to modeling the housing cost-of-ownership includes a number of key factors, including mortgage and property tax rates, insurance costs, transaction costs, depreciation and maintenance, and expected house price inflation. Moreover, we find that the dynamics of housing affordability across metropolitan regions tend to correlate with their neighboring states, suggesting that the responses are driven by the same factors and can have substantial spillovers.
