Make sure to check the sashes of your windows regularly for signs of damage, mildew and mold. You can reduce future repair costs by catching the issues early on before they become too much.

The sash is the interior framing that moves vertically up or down in windows that open. This article will teach you how to make several easy repairs to your sash.

Weather Stripping


Wood window sashes give the classic look to your home. If properly maintained, can last for years. They may, however, be damaged or degraded over time, due to exposure and normal wear. However, sash repair experts can bring your windows back to their original condition and keep them looking great for much longer than newer replacement windows.

The first step to sash window repairs is addressing weather stripping, which is found on both the sash and frame. It can cause drafts if worn out or loose. To fix it, begin by determining the brand of your window and the date on which the glass was manufactured (etched in the corner of the glass or on the aluminum spacer between panes). Remove the sash and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, remove the sash and place it on a work surface so you can access all four sides. If the sash is double-hung, you'll need to remove the weights and the ropes that go with them that should have fallen into the pocket that was intended to be in the jamb liner. After removing the sash with the utility knife, you can remove the weather stripping from the old sash by hand or using the putty blade.

Once the sash has been cleared, you can install the parting stops. These are long pieces that separate the sashes. Pam prefers standard 1/2-inch by 3/4-inch window trimming from the lumberyard. However, you can also use for a scrap piece of lumber.

After removing the stopper and trimming it to length, apply a thin coat of glazing compound over the bottom of the sash. Smooth it out using your putty knife, then let it dry for at least a day. After it has fully dried, apply a top coat of acrylic latex paint. This will help protect the putty and give your sash an updated look.

Sash Hardware

The hardware that supports window sashes can wear out over time and with use. This could lead to the window or door that is difficult to open or close. The good thing is that fixing and replacing this hardware is typically very simple and cost-effective. If you're having trouble opening a sash, spray some oil into the jamb channel. Then, you can slide the sash up and open to see if that fixes the problem. If not, the problem is likely with the balance of the sash and you'll need to remove the sash to gain access to this hardware.

The ideal situation is for window sashes to swing open and closed without effort, but this can be difficult if the weights become worn or if the sash meeting rail isn't properly coated. This issue can be caused by a number of factors, including lack of maintenance or by the wrong weight rating for the specific window sash.

If the hinge arms of a window begin to sag, this can cause the sash to drag and eventually land on the frame in the corner that's in the opposite direction of the hinge arm (Photo 1). To address this problem, first ensure that the sash is squarely inserted into the frame's opening and then remove it from the window. If the sash is secured to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Then, put in the new sash (Photo 3).

Old windows, especially those in older homes, can be difficult to close and open because of sagging hinges and a general lack of energy efficiency. In most instances, a few minor repairs can turn these windows into smooth operation and save homeowners money on energy bills.

To make these repairs to sash, it's important to have all of the necessary tools lined up before you begin. Mark the hinge channel's location on the frame (Photo 1) with a pencil. This will allow you to position the channel in the correct position after you've finished. Remove the sash and then remove all hardware, including the beads for parting, cords, and chains that keep the sash in place. A hot gun with nozzle shield and a medium setting will soften any putty that has been hardened. Remove the old sash and store it in a bag labeled.

Sash Weights

If your window sash repairs are to replace a broken cord or just to keep the windows functional and functional, replacing worn-out weights for sash will improve its operation and reduce energy consumption. Sash weights are heavy, lead or iron cylinders, which are enclosed in a concealed cavity and connected to the movable window sash using a rope.
