Make sure to check the sashes of your windows regularly for damage, mildew, and mold. You can avoid the cost of repairs in the future by catching these issues early, before they get out of hand.

The sash is the internal framing that can be moved vertically either up or down in windows that are open. More Support will demonstrate how to carry out a few simple repairs to sash.

Weather Stripping

Wood window sashes provide the classic look to your home. When properly maintained, can last for a long time. However, they can be damaged or degraded in time because of exposure to the elements and normal wear and tear. However, sash repair experts can restore your windows back to their original condition and keep them looking great for longer than replacement windows.

The first step for repair sash window damage is to fix weather stripping. It's found on both the sash and frame. If it's loose or worn out, it can lead to drafts and other issues. To fix it, begin by determining your window's brand and the date of manufacture for the glass (etched in the corner of the glass or on the aluminum spacer between panes). Then, remove the sash and mark its height and width, so you can find new weather stripping that matches.

Then, take the sash from its holder, and place it on an even surface that allows you to see all four sides. If your sash has a double-hung, you'll have to remove the weights as well as their accompanying ropes that should have fallen into the pocket of the jamb liner. After removing the sash using the utility knife, take off the weather stripping that was left by hand or with a putty blade.

Once the sash is clear it is time to replace the parting stops. These are long pieces that divide the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trimming from the lumberyard. But, you can also use for a scrap piece of lumber.

After removing the stopper and cutting it to length after which, apply a thin layer of glazing compound to the bottom of the sash. Smooth the compound with your putty knife and let it dry for at least a day. After it has fully dried, apply a top coat of acrylic latex paint. This coating will protect the putty and give your sash a new look.

Sash Hardware


The hardware that holds the window sashes can wear out with time and use. This can result in the window or door that is difficult to open or close. It's important to know that replacing or fixing this hardware is usually easy and affordable. If you're having trouble opening the sash, spray some oil into the jamb channel. Then, slide the sash out to see if that fixes the problem. If the issue continues, it is most likely that the sash balance is off. You will need to remove the window sash to reach this hardware.

The ideal situation is for window sashes to swing open and closed with very little effort, but this is a difficult task when the weights are worn or if the sash's meeting rail isn't properly coated. This issue could be caused by a variety of factors, including lack of maintenance or by a mismatched weight rating for the particular sash.

If the hinge arms on the window begin to move, this can cause the sash drag and eventually hit against the frame in the opposite corner (Photo 1). To fix the problem make sure the sash is centered in the frame's opening and take it off. If the sash was attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Then, put in the new sash (Photo 3).

Old windows, especially those in older homes, may be difficult to open and close due to hinges that are sagging and an overall inefficiency. In many cases, a few simple fixes can allow these windows to operate smoothly once more and save homeowners money on energy costs.

To complete these repairs to sash it is essential to have all the necessary tools lined up before you begin. Begin by marking the location of the hinge channel on the frame with pencil (Photo 1). This will make it easier to position the channel in the right place when you are finished. Remove the sash and remove the hardware including the beads that separate (Photo 2) and the chains or cords which hold it in place. Heat gun with nozzle shield and a medium setting will soften any hardened putty. Remove the old sash and put it in a bag labeled.

Sash Weights

Sash weights can be replaced to enhance the efficiency of your window sash and decrease the energy cost. Sash weights are made of heavy iron or lead cylinders that are enclosed inside a concealed cavity, and are connected via ropes to the movable window sash. They function as counterbalances, allowing you to open and shut the window without requiring mechanical or electrical devices. When they fail, sashweights are usually neglected or not used by homeowners.

A weight from a sash that fell out of the cavity is difficult to retrieve and you'll need to find a replacement that fits properly. You will also require a new piece of string, a length of the sash cord, as well as some sash pulleys that will tie the new sash weights onto the sash cord.

Mortise and Tenon joints are used to join windows made of older wood. The wood pegs that hold the components together can be removed with the use of a pin punch and hammer. The majority of these pegs are big on one side and smaller on the other. It is crucial to first remove the smaller diameter sides. Sashes that were made later in the century made use of glue instead of pegs. They can be separated by cutting through the glue line using a knife, then tapping the mortised section loose using mallets.

Sash Cords

The majority of double-hung windows with a history have a cord or chain attached to the weights which helps keep the sashes level within the jamb. As time passes, these cords may become damaged and make it impossible to raise the windows. A new sash cable can restore the ability to raise and lower the sash, and keep it in place when it is opened.

The first step in replacing cords for sash is to locate and take out the access panels located in the jambs. They are usually installed by screws or nails and will require to be removed or repositioned. You might be able to use a hammer and chisel for removing them however, it is always best to lay down dust sheets before commencing any work.

Once the access panel is removed, you can begin working on the sash. Prise the narrow parting beads (also called "tie rails") out of their grooves with the chisel or flat bar. They are typically wedged into or nailed in, but they can be snipped out, so it's worth taking your time. If the sash remains in place, pry the mortise-and-tenon joints out using a hammer or screwdriver and then remove each wood peg. The sash should move freely, however it may need some lubrication to feel less stiff.

With the sash in an open position With the sash in an open position, measure the sash chain or cord to reach from the pulley in the top of the jamb to the sash slot at the bottom. Cut the cord/chain and then attach it in the previous step. You can use either a hammer, nails, or screws. However nails are less likely to cause damage.

Unless you've bought an item that replaces the old counterbalance system, it's recommended to keep the original balancing weights in place. They're not costly and simple to install if purchased them at architectural salvage stores. Based on the size of your window two or three sash weights may be needed to keep the sash in an open position.
