Why Repair Window Isn't As Easy As You Imagine

Cracked Glass

Cracked glass can make your home look less appealing and allow drafts to get in. Leaking Windows

In many cases, a simple caulking layer is all you need to stop the leaks. Before you apply the new caulking, you'll have to clean the area and take off any caulking that is in place.

You'll also have to inspect the weep holes on the frame to make sure they're not clogged with debris. These holes are designed to drain rainwater, but they could become clogged over time by insect carcasses or other debris.

Faux Muntins & Mullions

In the past, muntins and mullions (or glazing bars in the UK) separated and held panes of glass in traditional multi-pane windows. After WWII larger expanses of tempered glass were available. Today, they're mainly used as a decorative element in some older homes.

Wind or rain can damage one support or a small group, leaving a crack in the window. The good thing is that you are able to repair most of these rotting or brittle components.

Clean the affected areas with a sponge and an ammonia-based cleaning agent that doesn't leave a traces. Then, take off any rotting or loose components and use an exacta-knife reduce the intersections between horizontal and vertical painted window muntins. After trimming the intersections using painter's masking tape, you can use the tape to tape off the lower section of the window frame. Then, you can apply a thick layer of white paint, paying close focus on the areas that were lightly coated in the first pass. Allow the paint to dry completely before removing the tape and applying another coat.

If you're dealing with an issue that is more serious like cracks that create an hourglass shape in center of the window, it's better to replace the sash. In these cases it is essential to locate the right replacement window that matches both the style and size of the current one.

Installing grid windows is a less expensive option. These windows have a full pane of glass, with the muntins being attached to the surface, giving them a divided look. They are not as energy-efficient as traditional ones.

Installing a drip cap can stop water from getting into the window frame. You can find a variety of these aluminum drip caps at many home centers for less than $20. These are much easier to install than replacement windows sashes, and will provide the same function as a genuine mullion or a muntin.

Broken Sashes & Frames

A broken window sash is an obvious indication that it's time to get some help. A broken sash, if ignored, could lead to water leaks, wood decay and other serious issues to the frame and sill. If you've got a damaged sash, replace it immediately to ensure that the window is properly sealed.

Most of the time, the issue is caused by worn out or poorly installed cords for sash. It's simple to replace these cords on most double-hung window models. First, you'll need to take off tabs made of metal that hold the sash. To do this push up on one side (it isn't important which) of the sash, and then pull in toward the opposite side to take it from the window frame. You'll need to remove the parting strip that divides the sash from the other so you can access the area where the sash cords reside.

It is important to check the metal tabs on the old sash to those of the new one. If they're not the same it's difficult to put the new one in its place and impact how the sash functions. This can be corrected by putting the tabs in their proper locations on your new window.

You'll need to inspect your window frame as well, for any damage or decay. It's a good idea to check regularly, since wood shrinks and wears down over time. You should fix any visible damage as quickly as you can to avoid a bigger issue.

If your window frames are deteriorating and are in need of repair, you can treat them with a homemade preserver made with half mineral spirits and boiling in linseed.
