Sash Windows Repair and Replacement
Older sash windows may be plagued by a variety of problems including draughts, rattles, and poor insulation. With a little care they can be repaired to a higher level of performance.
First, remove the paint seal from the window stop with a utility knife. Then, remove the staff bead, then remove the upper sash by removing chains or cords and storing the hardware in a labeled bag.
Sealing
Sash windows are beautiful in older buildings, however they require regular maintenance. They can be affected by issues like wet-rot, cracked putty and draughts. Repair, sealing, or replacement of the windows in sash is a great method to eliminate these issues and improve the efficiency of energy.
Draughts are mostly caused by gaps between the sash and the frame. They can also lead to noise and rattling, which can reduce soundproofing. Different methods can be employed to reduce air leaks in the sash window, such as sealing beads, specialty products and secondary glazing.
A common problem is a gap between the top of the sash and the jamb frame, or between the bottom of the sill and the sash. This can cause the leaking of moisture the wood, rotting, and mould growth. Seal the gap using silicone, polyurethane, or foam sealant.
Installing a new sash runner, or spring bronze might be required if a gap prevents windows from opening and shutting smoothly. These are a type of bronze that are stapled or nailed to the edges of the lower sash to stop sideways rattle. They can be purchased from DIY stores. Tubular weather-stripping made of vinyl is a different option but it can tear and affect the appearance of a window.
It is important to determine the size of the window opening prior to installing a an alternative sash runner. It is best to take measurements from the top of the sash to the horizontal line of the rail that connects it, and from the bottom of the sash down to the sill. These measurements can later be transferred to new runners, which will ensure an improved fit and performance of the window.
In older structures there is a greater gap between the sash and the frame at the leading edge. It is possible to draught-proof it using strips of V-strip that is self-adhesive. However it is crucial to take this into account when cutting and measuring material.
A strip must be cut to the height of the sash, and with an extra inch for movement. It should be cut squarely and positioned to match the angle of the sill. Use stainless steel screws as brass may rust. Also, make sure to use the highest quality silicone or polyurethane glue.
Refurbishment
The sash is a beautiful, historical feature of many homes. But despite their beauty, windows like sash windows can be prone to a variety of problems. The most frequent issues are rattling, stuck or draughty windows. The rotted frames and the rails that meet, as along with broken glazing bars, defective frames or weights that are rotten can cause issues. When these problems occur it's time to consider repairs or replacements to your sash.
Refurbishment can be a more costly alternative than replacing the sash itself, but it will improve the appearance and functionality of your sash window the same or superior to its original state. It involves re-lining the meeting rail and sash boxes with traditional putty and fixing any rot-related damage. It also involves painting the frame with timber and reglazing with traditional glass. A full refurbishment can also include adding draught proofing, re-attaching the sash furniture/ironmongery and replacing the parting bead (the dividing strip between the two panes of glass). upvc window repair is also recommended to install brush pile weather strip to prevent the rattling.
If the need for a new sash arises, it can be made from like-for-like designs to match the frame of the previous one and preserve the character of your house. This is especially important for listed properties where any modifications made to windows will require planning permission.
Before putting the new window on, it's best to compare its metal tabs to the tabs on the old sash (see below). If these are different shapes the new sash won't fit in the slots of the window frame.
It's important to decide whether to repair or replace windows that are damaged, as each option will require a different degree and cost of expertise. For example the case of a sash windows that has a large chunk of glass missing then replacement is the best option. If the glass is damaged in a small region or a sill is rotting and needs to be repaired, then a repair will be more appropriate.
Replacement
Many homeowners want to keep their old sash windows in good condition, but it is inevitable that deterioration will cause problems such as rattles or draughts. Broken glass can also occur. This is why it's often the only option to solve these issues. There are other options to improve the performance of sash windows other than replacing them. These include the installation of secondary glazing and draught-proofing.
Take note of the severity of the problem. It might not be necessary or even appropriate to replace windows. A foggy glass problem, for example, is usually caused by the sash, and can be addressed without having to tear out the entire frame. A poor seal can also be fixed by making a few minor adjustments instead of a costly full-frame tear-out and replacement.
Sash windows are a complicated design with a lot of moving parts. It can be challenging to fix common problems such as broken panes, or snapped sash cables. Solving these issues usually requires removal of the window frame which isn't something the majority of homeowners would like to take on themselves. For these reasons, many opt to hire a specialist.
A specialist can assist in restoring windows made of sash back to their original glory, or even bring them up to the latest energy standards. This may include reconditioning frames and fitting secondary glazing to stop heat loss from the window. It is also possible to add an edge strip for brush-piles to cut down on drafts and stop the window from shaking.
To begin a repair, remove the window stops. (The moldings are located in front of the lower glass). Next, remove the staff bead and take off the lower sash. Remove the cords and chains from both sides. Finally, remove the sashweights from the bottom cavity of the weight. Keep the hardware in a secure location. Soften any old filler or hardened putty using a heat gun, and scrape it away with a knife for putty. Reassemble the window, reconnect the hardware and lubricate pulley axles using silicone or Teflon spray. Install the parting beads and reinstall upper sash.
Repair
It is essential for the homeowner to make a decision on whether to replace or repair their sash windows. Modern replacements are beneficial in many ways however, the original features of an older house can add authenticity and value. They are also cheaper to repair than replacing. Maintaining them in good condition will also help you save money on energy. Sash windows are susceptible to rattles and drafts. This can result in higher energy bills and even damage to the frame and sash.
Sash windows are notoriously difficult to open and close, and the traditional sliding mechanism may become displaced from its track or draughty. It's best to leave the repair of a window with sash to a specialist since it requires extensive removal. With the right tools and skills it's possible to repair an the old sash window yourself. Adam shows Jess the basics:
Making the window come apart starts with the removal of any security fittings in front of the lower sash. Next, take off the staff bead and remove the bottom sash. Then, remove the cords or chains on both sides and knot them to stop them from being pulled back into the frame by the weights attached to them. It's time to take off the upper sash. The sash stops must be removed and a thin wood strip that holds the sash. Also, remove any paint-encrusted hardware. The sash should be pulled back to reveal the weight. It is a massive iron or lead cylinder that is hidden inside a cavity and held by a cord. To stop the sash from falling into the void, pierce it using a nail, and then sacrifice the weight.
After the sashes have been removed Clean the jamb and rails that meet, remove the glazing cords and sash bars, and strip any paint off the sash stops with an utility knife. When the sashes are back in place, you can reattach the stops using nails that are small enough to avoid damaging the balancing weight.
To reassemble the sash, put the top sash into its track first, and then the lower sash. Make sure that the sash stops and the frame are aligned correctly. If necessary, reattach any parting beads. Reattach the sash chains or cords and attach the sash pulleys.
