The effects of rain or wind can harm one support or a small portion of them, resulting in an opening in the window. The good thing is that you are able to repair most of these rotting or brittle elements.

First take a rag and clean the affected areas. Make use of ammonia-based cleaners that does not leave traces. Then, take off any loose or rotting parts and use an exacta-knife to trim the intersections between the vertical and horizontal painted window muntins. After you've cut the intersections, you can tape off the lower portion of the window frame using painter's tape. Apply a thick layer of white paint to the areas that you lightly painted in the first pass. Let the paint completely dry prior to removing the masking tape and applying the second coat.

If the problem is more serious, such as an hourglass-shaped crack in the middle of the window, it's best to replace the sash. In these instances, you'll need to look for a replacement window that is compatible with the window that is in place in terms of style and size.

Installing a grid window is a more affordable option. These windows feature a complete pane of glass, with a series of muntins that are glued to the surface, giving them a divided look. These windows aren't as energy efficient as traditional windows.

Broken Sashes & Frames

If your window frames are in bad condition, you'll have to treat them with a homemade preservative created using half mineral spirits and half boiled Linseed oil. After the treatment has dried for two days, you can re-finish your frames using a high quality latex paint. A new coat of paint can aid in protecting your window from the elements, as well.
