10 Facts About Patio Door Repairs That Can Instantly Put You In A Good Mood
Tilt and Slide Patio Door Repairs

A functional tilt and slide patio door provides fresh air, light and easy movement between indoors and outdoors. Modern aluminum doors provide strength and durability along with thermal sturdiness, and an array of glass options to suit the various aesthetics.

One of the most common problems for sliding doors is dirty tracks and rollers. Regularly cleaning and lubricating moving parts will keep your sliding door in good condition.

Track and Roller Replacement

The track and rollers are essential for sliding doors to function. They are located in the bottom of the aluminum door panel. They rest on a raised track that guides them as they slide open and close. Over time, dirt can cause the tracks to get blocked and the rollers be damaged. Keep your patio door lubricated and clean to prevent these problems.

Unless the track is badly bent, it is usually possible to fix the track and rollers without removal of the door. Recruit a friend and tilt the panel toward you to lift it off the track at the bottom (Photo 3). It may take some effort to lift the panel since they are heavy. After the panel has been removed and laid flat on sawhorses and inspect the rollers. If they're damaged, replace them with a new assembly. You can alter the height of rollers by turning the adjustment screws which are typically found in slots along the edge of the panel.

If the rollers look in good condition they might just need to be cleaned and lubricated. Take the rollers off with a screwdriver and clean them with denatured ethanol. This will get rid of any caked-on dirt or grime that could be causing resistance. Then, gently place each roller back into its slot and fully retract it by using the adjustment screw. Last but not least spray the rollers using silicone spray. This type of lubricant won't accumulate dirt like petroleum-based products and will help your door glide smoothly.

After cleaning the rollers and reinstalling them you can install the door and test it to ensure the track is aligned with the rollers and that the doors are smoothly sliding. Contact a local dealer if require assistance. Keep your doors clean and well lubricated to extend their life and reduce the need for repair. We recommend a silicone lubricant, as it will not draw dirt as WD-40. It is recommended to grease your tracks and rollers at least once a month.

Replace insect screens

Sliding patio doors are great for maximising the floor area, allowing for airflow and allowing beautiful panoramic views. They can however become problematic if the mechanism is not functioning properly or isn't moving altogether. Fortunately, most issues with sliding screen doors can be easily resolved. Dirty rollers due to debris in the track or a wrinkled screen are the most common causes but you can repair them by following these simple steps.

If your screen is sagging, or wrinkled, you can place a 1x4 underneath each of the frames to create an unnatural bend in the middle. This will help draw the screen closer and straighten it.

Choose a screen that's at least 2 inches larger in both directions than the frame's opening. You'll be able reduce any excess. Then you can use a spline roll tool to press the rubber spline's end into the channel. Once you've completed this, you're now ready to roll the remainder of the spline into.

Adjusting the Panel

In contrast to traditional sliding doors that open by turning the handle, tilt and slide patio door mechanisms allow you to keep the doors open for ventilation and keep your children or pets away from your home. The doors require more force to open than you expect. In time it can lead to increased friction and uneven tracks, or misalignments, which could cause the door to not work. Recognizing these issues early and making minor adjustments will often solve these issues, reducing the need for costly replacement hardware.

The first step for adjust a tilt-and slide patio door is to remove the panels. Place it on an even surface. Once the panels are removed using a screwdriver, remove the plastic hole caps from each of the adjuster rollers. Once the plastic hole caps are removed, use a long shafted screwdriver to pull the adjuster out of its channel. After removing the adjuster, clean it using denatured or ruby alcohol. This will clear away any grit that is creating resistance and allow the roller to retract easily into its channel after the process is completed.

When reinstalling a movable panel align it with the frame and then use the drill to drive the screws into the flange. The flange should be securely secured to the edge of the door and ensure that the flaps are properly positioned. Once the movable panel is in place, apply a small amount of silicone-based lubricant on the top track arm connector block and the lead Bogie wheel and the slave Bogie wheel, and then replace the plastic cap on the hole.

Repeat the process for the remaining two movable panels in order to restore their slide functionality. Install the flanges made of plastic. Using a plastic adhesive, glue the jamb-side strip onto its fixed panel. Once the glue is dry, reattach the handle and verify smooth operation. If there are still issues, you can adjust the lead Bogie wheel by getting it removed from its channel, cleaning and reinstalling it with a bead of silicone-based grease.
