How to Repair a Sliding Patio Door
Sliding patio doors can become difficult to operate due to a range of problems. Most of these problems are easily fixable.
The most efficient method to repair your sliding patio door is by cleaning it. Use a brush along with some soapy water to clean the tracks. Then, you can apply lubrication to the tracks to improve their performance.
1. Tracks that are damaged or dirty Tracks
One of the most frequent causes of a sticky or squeaky patio door is dirt and debris in the track. Sand and salt from winter roads, pine straw, bird droppings, pet hair, and other unpleasant things can clog the works. It is important to regularly lubricate and scrub your sliding doors.
Wear rubber gloves and goggles to shield your eyes. Clean the tracks using a shop vac or use brushes to get rid of any gunk that has escaped. Mix equal parts of water and white vinegar into the spray bottle. Spray a small amount of the solution on your cleaning brushes, and scrub the track. Rinse the area and dry it using paper towels to avoid scratching or damaging the sill and track.
When the tracks are clean you can take your toothbrush and go in there to scrub the more difficult areas that are stuck. You can also sand off rough spots on the bottom track. You can then re-lubricate the rollers to bring them back to smooth operation.
A misaligned door could be the result of misaligned rollers. This can be corrected by adjusting the rollers' height and positioning. It's a good idea replace the weather stripping that surrounds the door after doing this to ensure a tight fit and increase the efficiency of your energy.
Leaking tracks can be an issue that can result in to mold growth and structural damage in your home. It is possible to repair the issue on your own when the leak is restricted to a specific section of the track. Simply seal the joint. If the problem is widespread it is best to call an expert to fix the patio door.
2. Broken or Torn Screen
A patio door that doesn't allow for adequate airflow could make your home feel stale and uncomfortable. It can also be a perfect entry point for insects and mosquitoes. It is recommended to contact a professional immediately if you notice an unfinished screen or fog that has formed between the glass panes.
If you have a basic sliding patio door, the easiest solution is to replace your existing screen with a new one. You can buy screen material in rolls that are pre-measured to fit a variety of standard door sizes. You can also purchase full screen repair kit that includes the screen, spline and roller in one package.
The process of installing a new screen starts by laying the replacement material on a flat surface. Use your scissors to cut the screen to the length you want in a way that it is able to overlap the frame on both sides by approximately one inch. Next, remove the old spline as well as any screen that's left from the window frame with your utility knife.
Now you can lay the new screen spline starting at the bottom left corner the frame and working towards the edges. Once the spline is set, use the screen rolling tool to push it into the groove. Cut off any excess spline or screen with your utility blade Be careful not to cut the inside frame of the window. You should also check the spline for any ripples or distortions and adjust the screen as necessary.
3. Seals that leak
If you see water pooling or trapped between the glass panes of your patio door, this is an indication that the frame and seals have lost their strength. This can lead mold and decay, as well as higher energy bills due to air leakage and drafts.
Poorly installed flashing and caulking can lead to leaky seals. It is important to hire an experienced professional who can install patio doors and make sure that the frame is caulked and flashed.
In addition to ensuring that you install the flashing, you'll be sure that any cracks or gaps are sealed with caulking that is rated for use with your particular type of weather conditions. For instance, if you live in a humid climate such as Ontario it is important to choose a caulking that will stand up well to humidity.
Another reason that leaks seals is when the shims beneath the door frame aren't put in the right place. These are usually made of wood and help keep the sheathing level with the framing. However, if they are not properly installed, they may create a gap which allows moisture to get into your home.
One way to test your seals is by spraying the frame using an hose or garden nozzle. If you notice an airborne mist entering these areas, you need to call a professional to inspect the frame at the installation. It's possible that a bit of more caulking is all that's required, or maybe the shims require to be replaced. In either case, fixing the issue quickly will prevent future damage and costly repairs. It is always better to be proactive about repairing your patio door and frame than to wait until it is too late!
4. Warped Frame
When wood is exposed to outside forces, such as a fluctuation in humidity, it can absorb and lose moisture, which can cause the frame to become warped. If a frame is sagging it could make the door harder to operate and ultimately cause destruction or even total failure. This is especially the case for doors that divide damp garages and basements from living spaces.
A few minor repairs are able to typically correct a warped frame. Start by examining the frame to ensure that all bolts and screws have been tightened and secured. Replace any missing or loose screws. Replace the hinge screws with larger ones, with a preference of 2 inches or more. This will allow the screw to bite the wall framing instead of the door jamb, and pull the frame back in place.
You can also include shims. They are small pieces that can be put on top of the hinges. This will allow you to fine-tune how the frame is positioned. Shims can aid in supporting the frame and spread the weight evenly across more of a larger area and prevent the frame from becoming damaged over time.
For more severe frame warps, you might want to think about hiring a professional to repair. A professional can perform a thorough examination to determine the severity of the issue and provide you with an extensive repair solution. They can also install bracing in order to strengthen the frame to prevent it from sagging. This is usually the most durable and cost-effective solution than buying new patio door components. If the frame is severely damaged, you might need to replace the entire jamb of the door instead of just the door itself.
5. Cosmetic Damage
Over time, your patio doors can experience the effects of wear and tear. Damage to the surface can cause your doors to look less than desirable and impact the appearance of your home. The good news is that the majority of cosmetic damage can be easily repaired with bonding fillers or paint. However when patio door repairs has significant cracks or dents, it will be best to replace it instead of trying to repair it.
Weatherstripping on doors can decrease in effectiveness over time, similar to the seal around windows. This can lead to gaps that let air from outside get into your home, causing an increase in energy bills. A professional in door repair can install new weatherstripping to decrease energy loss and improve insulation.
Moisture on the exterior of a door is always a problem however it can be particularly dangerous for your patio doors. This moisture can cause wood rot which is expensive and difficult to fix. The best way to safeguard your home is to have any leaks immediately replaced by a trained professional.
Over time a patio door could be misaligned as a result of regular use or foundation changes. This can cause patio doors to become jammed, or make it difficult to open or close. A technician can realign hinges and tracks for smooth operation. They can also replace worn-out hinges and rollers to restore proper functionality.
