Dear Mr Dyer,



Now that completion has taken place on the property I have purchased (Plot 154) at Swanvale I would like to point out the missing items that we would like rectified.



Firstly as our Brancaster has no side window in the kitchen it was discussed with Alan and Paul to have a wall unit there instead. No one ever confirmed to us if this was agreed with management but said they would put it forward. This was 8 weeks ago now before we even exchanged and every time I ask about it I keep being told it has been left with Chris Taylor to deal with. Alan has put the wiring in for under cupboard lighting for a unit that is not there and it looks awful. I would like a definitive answer if this is going in or not please.



Secondly and our main issue- Personnell Door to the garage. We were shown plans upon reservation depicting a personnel door to the back of the garage to come out onto the raised railing part of the garden. When we went to see it before hand over it was not there and your solicitors politely told us to get lost when we queried it and wanted it putting in. When I questionned Paul he remembered the door too but said perhaps a plan was changed and he did not get a copy- which makes no odds really as I bought what was on the plans. When I questionned Alan about it he lied to me and said there was never a personnel door.



I believe I have a plan of it somewhere in my paper work as proof too. And lets say I could not find that plan there is proof enough in our garage. All of the walls are made of block except the back wall which has been cemented over (perhaps to cover up a once cut in door) and secondly there are two light switches- one at the front and one at the back of the garage- why would there be two if there was no second access point?



I understand that the garage levels where the reason we did not get CML for January and hence we moved in for February so I can only assume that the personnell door was originally fitted but the drop from the garage to the raised railings area was too drastic for NHBC to sign it off so instead of putting in steps, the site team cemented over the door.



I do not appreciate people trying to pull the wool over my eyes and lying to me. I have had a pleasant sales experience with Alan apart from this and he will not give me any answers.



So I come to you Adrian in hopes that you will honour what was on the plans I was shown and the basis of my reservation and put the personnell door and steps back in as soon as possible.



I am being patient with Alan for snagging and turf being laid and have had a great sales experience with Paul who was very helpful and even came in on his day off to show us the show home. But I will not wait any longer for answers.



I hope we can rectify this personnel door and unit situation between ourselves at this point as I do not want to have to go to solicitors.
