De Nederlandse huurmarkt in 2025 staat voor grote uitdagingen. Uit ons recente onderzoek blijkt dat het aantal huurtransacties in het eerste kwartaal van 2025 met 19,5% is gedaald. Deze daling is te wijten aan een structurele onbalans tussen vraag en aanbod, waarbij verhuurders zich steeds vaker terugtrekken uit de markt. De huurprijzen blijven stijgen en hebben recordhoogtes bereikt. Nieuwbouwwoningen kosten nu gemiddeld €20,30 per m², een stijging van 17% ten opzichte van vorig jaar. Tegelijkertijd krimpt het gemiddelde oppervlak van huurwoningen, met appartementen die nu gemiddeld slechts 63 m² groot zijn. Deze ontwikkelingen hebben een grote impact op woningzoekenden, vooral starters en middeninkomens. De toenemende concurrentie, hogere prijzen en beperkte beschikbaarheid maken het vinden van een geschikte huurwoning steeds moeilijker. Waarom dalen de huurtransacties? Dit komt door een structureel tekort aan huurwoningen, terughoudendheid van verhuurders en toenemende regelgeving.
