---Roof Structure and Attic --
(1) Rafters and sheathing inside attic indicates evidence of a previous fire. I probed charred wood members with a "stab tool" or awl. A qualified licensed general contractor should inspect further and repair as needed. Most of it has been primed over but there is still an area that may need to be primed.
(2) Energized electrical wires in the attic were improperly terminated correctly by a qualified electrical contractor.
---Wall Cladding Flashing and Trim
The wood trim at eave on the chimney is deteriorated. Further deterioration may occur if not repaired. Just need this trip replaced.
---Doors (Exterior)
The entry door rear of home weatherstripping is damaged. Need this strip replaced.
---Dishwasher
The dishwasher drain hose did not perform a loop to create a trap under sink. Need this fixed appropriately.
---Window
One window missing lock hardware and does not lock properly at the Living Room. Need this one locked fixed.
---Cooling and Air Handler Equipment
(1) The excessive condensation at air handler inside. Leaks can cause damage to unit or home. Service or repair as needed.
(2) The cooling fins on compressor damaged and bent. Further inspection needed by a licensed HVAC contractor.
(3) The ambient air test was performed by using thermometers on the air handler of Air conditioner to determine if the difference in temperatures of the supply and return air are between 14 degrees and 22 degrees which indicates that the unit is cooling as intended. The supply air temperature on your system read 63 degrees, and the return air temperature was 74 degrees. This indicates that the unit is not cooling properly and a licensed Heat/Air contractor should inspect for cause or problem.
