Why Landlords Need a Gas Safety Certificate
All landlords must ensure that their properties are equipped with an appropriate Gas Safety Certificate (CP12) in place. This certificate shows that a certified engineer has inspected all of the gas appliances and flues in the home, and that they are safe to use.
All Gas Safe engineers carry a photo identification card, which you should ask to see prior to any work that is done on your property. This card confirms the engineer's registration on the Gas Safe Register.
Safety Certificates
A gas safety certificate, also known as a CP12 is a government-issued document that confirms the safe functioning of your gas appliances and flues. Gas safe registered engineers must issue the certificate. It is a legal requirement for landlords, hotel owners and B&B owners. It is also recommended that homeowners get an annual gas safety inspection carried out annually by a certified tradesperson to prevent accidents that could be dangerous.
The CP12 is used to verify that a qualified and experienced engineer has inspected all the gas appliances and equipment within your property. They will look at critical data and determine whether or whether the installation is functioning correctly and according to the necessary safety protocols. They will also inspect chimneys and flues to ensure they are safe.
If a problem is found the engineer will note it on the CP12 and then take steps to correct it. They will then issue you with an updated version of the certificate to ensure that all gas equipment is safe to use.
gas safety inspection milton keynes (Installation and Use) Regulations of 1998 state that landlords are required to conduct annual inspections on their gas appliances that are not used for domestic use and flues. Failure to do so could result in heavy penalties or fines.
During the inspection, the engineer will test all appliances within the property, as well as their connections and flues. They will also assess the condition of the pipework and any other gas-related appliances, like the boiler. They will also note the findings on the CP12 which is required to be provided to tenants within 28 days of the inspection.
Gas certified registered engineers must examine boats and leisure vehicles, such as caravans and lodges regularly to ensure that they are in good working order. The engineer will examine all gas appliances and equipment that are in the vehicle or boat, and also the flues and connection points. They will then supply the owner with a "Landlord Gas Safety Record for Leisure Accommodation" or CP2.

Carbon Monoxide Leaks
Carbon Monoxide (CO) is an extremely dangerous gas that could be leaked from faulty gas appliances. It is odorless, colourless and tasteless. It can cause poisoning to people who breathe it. It can affect blood and the brain. The best method to detect the presence of a CO leak is with an audible alarm or carbon monoxide detector. Gas Safe registered engineers can also inspect your gas appliances and flues on a regular basis.
A carbon monoxide leak has been reported at an elementary school in Stevenage, Hertfordshire. The emergency services were called to Martins Wood Primary School in Mildmay Road shortly after 13:00 BST on Wednesday. Police, firefighters and the East of England Ambulance Service attended the scene. South Central Ambulance Service treated an individual on the scene for suspected carbon monoxide intoxication.
If you suspect a leak of CO in your home, it's essential to go outside and shut off all gas appliances as fast as possible. It is also advisable to contact your gas provider and request them to shut off the gas supply at the meter. It is also recommended to open all doors and windows to let the air circulate.

If a person is not registered, they are violating the law and could put you or your family at risk. Make sure that any engineer you hire is registered on the Gas Safe Register by looking for their ID card.
