What is a Gas Safety Certificate and Who Needs One?
A gas safety certificate lists all the tests and inspections an engineer conducts on your gas appliances. These inspections help reduce the chance of poisoning by carbon monoxide at home.
The law stipulates that landlords must conduct these inspections every year. They should also be conducted by an Gas Safe registered engineer.
What is an Gas Safety Certificate (GSC)?
A gas safety certificate is a legal document that shows that all appliances and installations within your property have been checked by a certified engineer to make sure they are safe to use. It is a legal requirement for landlords to have their gas appliances and flues regularly inspected to reduce the risk of carbon monoxide poisoning and other serious accidents. Landlords who do not comply with these regulations face fines or even prosecution.
Before issuance of the document, the gas engineer will conduct an exhaustive inspection to assess the state of all appliances and installations. the original source will state whether the appliances and installations passed or failed, and any recommendations for further action. The certificate will contain the name of the landlord, address, and the date the test was conducted.
There are two types of gas safety certificates that are domestic and non-domestic. The first one is for residential properties like studios, homes and flats. The other is for commercial properties, such as offices and warehouses. Both certificates have to be renewed each year and the engineer will provide a copy for each appliance that they have checked.
Who is required to undergo gas safety inspections? The answer is anyone who leases or owns out a home with any type of gas appliance or installation. This includes homeowners who are private, housing associations, local authorities, hotels and other hospitality places, and even schools. Landlords are required to get their properties inspected and to issue their tenants with the most current Gas Safety Record, as they are legally accountable for ensuring that their tenants are safe in the properties they lease or own.
If you have a home that is managed by a managing agent, it is important to ensure that they are the ones who plan the annual gas safety inspection and service. Having a managing agent does not absolve you of the legal obligation to get the property tested and to supply your tenants with the most recent Gas Safety Record.

In terms of homeowners, while they do not have the same legal obligations as landlords, it is still a good idea get a gas Safety Check done once a year. This will ensure that the boiler is in good condition and identify any issues that require fixing.
The gas safety certificate will usually contain a header which displays the name and registration number of the engineer who carried out the inspection, along with the property address, postcode and any other relevant identification numbers. It will also contain an inventory of all the appliances that were inspected, as well as an indication of whether they passed or failed. If any appliance was found to be unsafe, they will be marked as Not Compliant (NCS), immediately dangerous (ID) or At Risk (AR).

What is included in a Gas Safety Certificate

How Much Does a Gas Safety Certificate Cost?
Gas safety certificates are an obligation that landlords must obtain to ensure the safety of their rental properties. The cost of a gas safety inspection will differ based on the size and the location of your property, as well as the amount of gas appliances that need inspection.
