The objective of this research is to uncover a unexplored aspect of Korean residential typology: the officetel. It's called that because it resembles an old castle, medieval fort, or any other walled enclosure. But it's not. It's not recognized and is more an unidentified column that runs along the wall of many Korean homes. When you walk into a typical house, you will see at the very least one column on the entrance or at the threshold. It could stand on its own as a standalone unit or it could be connected to other thresholds or entries.
The officetel is found in various forms of architecture however, it is usually seen as part of the courtyard in the new Korean apartment structures. Other popular places to see the officetel are bungalows (possessed homes) and in townhouses (colonially-rented residences). They are the norm in Korean villa culture. But, I discovered that they are often not recognized or even acknowledged in the complexes. This is quite surprising considering the emphasis on minimalism and compactness in Korean apartment complexes. They include strikingly modern office buildings, with exposed brick walls and ductwork. In contrast, most bungalows I've observed have concrete floors and large courtyards.


My focus on the officetel is to gather the experiences of my research participants and to show how the various features of the officetel can be utilized in different architectural designs. op The Korean residential design is characterized by the large interior spaces. The individual dwellings are usually constructed with three, two, or even four rooms, and sometimes with additional living areas as separate pavilions. Each room is constructed to make the most of floor space and to maximize natural light and open air. In some instances, the design will be in line with the guidelines that are set by the KHA.

The design of the interiors of the KHA offices and Korean apartment complexes is often in line with these regulations. There are passageways that allow for the passage between units, and spaces that allow for the creation of interior courtyards similar to those in traditional Western commercial buildings. The exterior of the building is glass as one of the main features of Korean architecture. Many of the structures I have seen were designed with a combination of glass panels and glass railings to create a striking feature. In one instance the large metal plate covered with glass was used to hold a massive metal door. The result was striking.

The peninsula is where you will find the most amount of Korean residences and office buildings. Most commercial structures were designed to reflect the urban landscape. However, there were some that were specifically designed with seascapes in mind. The peninsula itself is quite stunning, and a lot of the structures look as if they could be located in the middle of an island. It is probably best to picture the modern setting of Seoul in the same manner This is especially true of the hotels that are built in the traditional Seong-do style. Seong-do is an allusion to the capital city of Korea, Seoul, and the majority of the hotels in the area were built in this style.

If you take a look around the apartment buildings in Seoul, you will see lots of geometric design. This is particularly evident in the central region of the city, where the Olympic Park is located. In the southern part of Seoul, geometric elements aren't as apparent but you can observe the influence of them. South Korean condos and apartments are built with an eye toward the city. You can therefore imagine the geometric patterns and designs reflect this.

You may believe that an Olympic park is not the ideal location to purchase apartments for the rest of your life, but in reality, the Olympic Park was at one time the headquarters of the Olympic Games' organizing committee. These condo and apartment complexes were built by the committee in order to be easily accessible to athletes taking part in the games. The location and access to these complexes are among the main reasons that make Seoul an ideal investment opportunity as you can be assured that your rent will not increase despite the popularity and importance of the games for the country. Seoul apartments for rent are not an exception to this.
