The aim of this study is to discover a unexplored aspect of Korean residential typology which is the officetel. It is called that because it resembles the castle or medieval fort, or any other walled enclosure. However, it is not. It is not recognizable and looks more like an unidentified column that is found along the walls of a lot of Korean homes. There is usually one column in a typical house. It could stand on its own as a separate unit, or it may connect to other entries or thresholds.
While the officetel can be found in many kinds of buildings, it is most commonly located in the courtyards of modern Korean apartment structures. Other common places to find the officetel are bungalows (possessed homes) as well as in townhouses (colonially-rented residences). I have observed that the Korean villa culture, which views these as the norm, often does not acknowledge or even acknowledge the existence of office buildings, even though they are present throughout the complexes. This is surprising, given the focus on minimalism and compactness in the Korean apartment complexes. Some examples are the starkly contemporary office buildings that have exposed ductwork and exposed brick walls. Contrary to this, the majority of bungalows I've observed have concrete floors and large courtyards.

The reason for my focus on the officetel in this case is to draw together the experience of my research participants and to show how the various characteristics associated with it are applicable to different kinds of architectural forms. The Korean residential design is characterized by huge interior spaces. The individual dwellings are usually built with two, three or even four rooms often with additional living areas in separate pavilions. Each room is constructed to make the most of floor space and maximize sunlight and air circulation. In certain cases, the design is designed to meet the standards established by the KHA.

For the Korean apartment complexes and the KHA offices The interior design typically is in line with these guidelines by providing passageways which allow for access to units as well as to the main lobby and spaces that allow the creation of the kind of indoor courtyards are found in a traditional Western commercial building. The exterior is made of glass, which is a key feature of Korean architecture. A lot of structures I've seen featured glass panels that were paired with railings, creating an impressive feature. At one place an enormous metal plate covered with glass was used to support a huge metal door. The result was quite striking.


The peninsula is the place where you'll find the highest amount of Korean offices and residences. While the majority of commercial structures were constructed with the cityscape as their primary focus however, there were some which were designed using the ocean as a backdrop. The peninsula itself is stunning, and a lot of the structures appear as if they could be situated on an island.
