The concept allows tenants to purchase (not rent) one-room units within a property for a set monthly cost. The money is then utilized to pay for the basic services, which include free water and electricity to the cost of maintenance. A small amount of rent is due to tenants who decide to stay on the property.
Due to the influx of many Westerners in recent decades, a lot of buildings in Seoul were constructed using outdated technology, resulting in the conditions of many older buildings being unsanitary and falling below the standards. A lot of owners have installed fire extinguishers inside their structures and others have installed forced-air warm-air systems to tackle the unsanitary conditions. Unfortunately, most owners remain in the same apartment and, as a result, their electricity and gas bills have increased dramatically, forcing them to use the money they are entitled to under their rent to own apartment agreement to pay for their cooling and heating expenses.

This has resulted in quality constructions that have a distinct aesthetic distinction against similar developments across Korea.
One of the main features that differentiates this Korean property is the location of every unit. Mixed-use communities include high-rise as well as low-rise properties. But, there are certain communities that have less high-rise units than other. A limited-rise zone can result in a lower monthly rent and lower maintenance fees. However, due to the lower floor-space per unit rental price, it can be more expensive per square foot. Additionally, since the unit is situated in an urban area, the majority of units offer easy access to public transport.
