The study of design and architecture is often referred to as officetel. This research seeks to reveal an undiscovered element of contemporary Korean architecture, called the officetel. A portmanteau of both the English hotel and language the officetel was originally designed to be a reception area that had no other facilities other than for a restroom. Architectural historians have speculated that the Korean version was designed to reduce the space needed for a waiting space with no basic services needed by tourists in contemporary hotels. It's so typical of Asian architectural styles that individuals consider it to be a wonder that no Westerner ever has seen. However, there are certain elements of Korean architecture that would not be possible without the proper planning.
The majority of architecture is focused on the primary construction of the building, or apartment. In some cases the officetel could be the sole component of the building. However, in other cases, the buildings are able to have distinct reception spaces or offices. Some structures feature an extra big entrance directly to the street, whereas others have a variety of smaller doors and corridors that connect to individual buildings. 인천오피 However, the majority of the buildings are one-story.


The exterior style of Korean residential buildings is not unlike modern office buildings. It can range from basic and classic, or elegant and unique. In fact, some of the most essential components of a modern Korean home are the use of various building materials like brick and concrete or clay tile. Many Korean residential buildings feature elaborate wall art (hanjoo), intricate geometric designs (gyegyong), and earth art (gok–byeol). Many buildings incorporate abstract art elements in their architecture as well as design.

Although the current trend is towards sleek and uniform structures however, some traditionalist designers and architects in Seoul have not yet embraced this notion. Instead, they are adopting the more "organic" style of housing. It is evident in open-concept, multi-colored buildings (yeokui-yeol). Furthermore, some of the modern office buildings in Seoul include natural grass roofs (bong-in) as a sign that the building isn't solely constructed of steel and concrete, but instead out of the natural environment and its resources.

While the idea of renting to own houses may be unfamiliar to those who lives in the West, South Koreans have long accepted the idea of renting out apartments (rak-ae-ryang). The concept allows tenants to purchase (not rent) one-room units within a property for a set monthly cost. The money is then utilized to pay for the basic services, which include free water and electricity to the cost of maintenance. A small amount of rent is due to tenants who decide to stay on the property.

Due to the influx of many Westerners in recent decades, a lot of buildings in Seoul were constructed using outdated technology, resulting in the conditions of many older buildings being unsanitary and falling below the standards. A lot of owners have installed fire extinguishers inside their structures and others have installed forced-air warm-air systems to tackle the unsanitary conditions. Unfortunately, most owners remain in the same apartment and, as a result, their electricity and gas bills have increased dramatically, forcing them to use the money they are entitled to under their rent to own apartment agreement to pay for their cooling and heating expenses.

Seoul's construction and architecture is carefully planned, in contrast to other sprawling cities. Each one is meticulously designed and built according to an exact geometric pattern. To differentiate them from other areas in Korea some units are equipped with distinctive exterior finishes, like red brick. Another reason for the residential areas are adorned with red bricks is due to their mass-produced quality. Many builders have become experts in their product due to the influx of foreign capital in the past few years. This has resulted in quality constructions that have a distinct aesthetic distinction against similar developments across Korea.

One of the main features that differentiates this Korean property is the location of every unit. Mixed-use communities include high-rise as well as low-rise properties. But, there are certain communities that have less high-rise units than other. A limited-rise zone can result in a lower monthly rent and lower maintenance fees. However, due to the lower floor-space per unit rental price, it can be more expensive per square foot. Additionally, since the unit is situated in an urban area, the majority of units offer easy access to public transport.
