The Importance of Responding to Problems With Rental Properties - A Stitch in Time
Effective home property management requires managers/owners to reply promptly to tenant complaints when problems are reported. They really need to reply as if it were their particular home. Failing to care for problems is high on the set of reasons tenants start looking for new places to call home. And at this time it's a renters market, because there are many empty rental units on the market.
I speak from general observations about this as I was renting a residence when several problems developed. The owner/landlord didn't respond to problems he considered "nice to have" features but not requirements. A couple examples:
- When I moved in I quickly learned the sprinkler system had several leaks and several sprinkler heads were busted over pipes. I complained and the owner said however take care of it. This went on for many months. I finally got tired of dragging the hose around to water and paying a higher water bill (sprinkler system was on reclaimed water), so I informed him that I stopped watering. He still didn't repair it, as well as the yard started to die. Not wanting my dogs to follow in mud, I reluctantly learned how you can fix it. The landlord didn't even offer to fund the various components!
- Another example is the place the lake softener salt tank cracked and leaked. Again he didn't respond for months. I got fed up with waiting and patched the tank with many plastic and epoxy. It was clear my landlord didn't care as long as he didn't think your house what food was in urgent need of repair.
Home property management is approximately taking care of the tenants needs and, in the event the manager is not the owner, making sure they're meeting the owners' expectations. In my second example the salt water leaked on top of the garage floor and rusted the recent water heater, which rusted through and failed a few months later. About half a year after that the bottom of the garage door became so rusty it began to sink. I'm sure between the two problems my landlord spent no less than $600, when he might have fixed it using a piece of plastic and epoxy. property management kew would have prevented the extensive damage. It's important for that non-owning home property manager not to let problems develop into bigger problems. A well maintained house will create the owner or home property manager's client more revenue.
The old saying applies "a stitch in time saves nine." That same stitch is able to keep a cheerful tenant in a very rental unit for a long time. And long-term tenants ought to be the goal of the home property management professional, owner or not.
