The Landlord grants licence to the Tenant to commence the Works. The Tenant shall not commence the Works before obtaining consents for the Works from Landlord and

Tenant is not allowed to make any new structure in the demised premises, not to alter or make any additions to the exterior part and outside appearance in general of the demised premises, not to alter or remove any main walls, not to make alterations or additions to central systems and lightening, or install any window coverings without Landlord's prior written consent. The consent shall not be unreasonably withheld. Internal non-structural alterations which do not interfere with central systems may be executed without Landlord's consent. As soon as practicable after completion of any alteration Tenant shall provide Landlord with drawings of executed works.

Tenant shall have the right to affix to the interior surface of the walls columns or structural slabs enclosing the Premises such items as will not impair the structural integrity of such walls columns or slabs. DocClauseRef: First Schedule, cl. 7, p. 79.
