You can check in anytime. and Checkout in the day you leave is 11 am.
DIRECTIONS:
Address is 61381 Alta Mura Drive, Joshua Tree CA 92252.
GPS may take you in various directions, but because we are located on a dirt road off the main highway, we recommend you take the following route as it is the most convenient. GPS will try to take you down nearby dirt roads, which is not recommended if you don't have 4wd. The below directions are best for any type of car:
Once you are in Joshua Tree from Highway 62 E:
Turn right onto Park Blvd, and drive for 1 mile.
Turn right onto Alta Loma Dr and Drive 0.5 mile.
Turn right onto Encina Rd and Drive 0.1 mi.
Turn left onto Alta Mura Dr.
Our house is the first house on the left corner of Alta Mura and Encina. On the South Side of Alta Mura.
NOTE we do not have numbers posted out front, but you’ll recognize the front of the house because it matches the photos in the AirBnb listing! Brown exterior, Turquoise Door. If it doesn’t look like the photo on airbnb, or have a turquoise door, it’s the wrong house.
I will not be there to let you in, but you can check yourself in. The Door Uses a keyless entry and you get a unique lock code to use during your stay.
YOUR CODE: 1685
If there is any issue with the keyless entry, there is a spare key in the lockbox on the water spigot to the left of the door, the code for that is 4918. Please be sure to return the key if used.
If you arrive after dark, it is possible the porch light will be off, so make sure you have your phone flashlight handy to see the numbers on the keypad.
AC:
We have evaporative cooling, the control is on the wall across from the bathroom on the wall above the plants. Be sure the "fan and pump" is switched on and adjust to 70 degrees for best results. **It might be off when you arrive but cools things down quickly.
Heat advisory: in hot months, It is recommended that you only hike in the park in the early morning and in the evening before sunset. Mid day with the sun is very intense so please take it slow and drink plenty of water. There is still plenty to do during the day, see my suggestions below.

If for any reason the wifi goes out, you can reset it by unplugging the box and plugging it back in. The box is under the daybed in the front living room to the right of the wood stove.
PLUMBING!
-We are on a septic tank system, so we must stress that ONLY toilet paper is flushed, and all other items must be put in the trash
-Water is sacred here in the desert, so please be mindful of your water usage
-Sometimes the Tub plug gets stuck, if your shower isn't draining push the plug lever down that usually does the trick. If not we have a mini plunger that will push it down.
-If you have major plumbing issues let me know and I send over a plumber.
BUGS
The desert is home to many bugs especially in the summer. Please do not leave doors or any of the windows without screens open. Please also keep porch light off as this attracts bugs. Leaving the door open even for one second can let in bugs.
ETC
- Absolutely no fireworks of any kind. It's illegal and dangerous to light them in the desert
-No Off Road Vehicles around the house or property. One side is open private land and the rest of the surrounds are residential homes also on private land.
-Stay on roads, do not wander on private property.
-We ask that you please park in the drive way in front of the garage
- Please be aware of noise activity in driveway, as my neighbors are sensitive to noise.
-No drones
-Please lock the house up anytime you leave the property by pressing the lock button on the keypad.
-Do not use the Garage/Back door (The door is tricky to close so please just use the sliding door for yard access)
-Please notify us of any damage to items or things in the house that may require attention
-Please be respectful of noise level at all times. This is a quiet neighborhood.
-Be respectful of neighbors and do not make excessive noise outside, no loud music outside at any time of day or night.
-NO confetti/glitter/pinatas with confetti or glitter. Seriously. It happened once and it was such a painstakingly messy process to clean up that we had to keep the guests security deposit.
BATH: Please bring your own toiletries, such as toothpaste and soap. We provide bath towels, toilet paper.
TELEVISION: It is digital TV so Roku/ Netflix only, there are no local/cable channels. Just turn the TV on and use the Roku Remote. Volume is on the TV.
STEREO: We have a stereo in the cabinet below the TV with a bluetooth connector. You can connect to it by selecting Amazon Audio in your phone's Bluetooth settings.
CHECKING OUT:
-Check out is 11am, no exceptions as we have guests checking in on the same day
-Please remove all of your food items from fridge/cupboards upon check out
-Upon checkout, please take kitchen trash and recycling to our bins on the side of the house
-Please load dirty dishes and run dishwasher before checking out
-Please clean up after your pets, If you smoke, pick up your cig butts from the yard and dispose of them in the outside bins.
- You are responsible for cleaning up after yourself. This keeps our costs down, if excessive messes outside of normal use are left behind, you will be charged from the security deposit.
-Upon checkout, please double check that no water is running and all lights and appliances are turned off (including the Stereo in the cabinet, swamp cooler, heaters, oven, coffee maker etc.)

OTHER!
THE TOWN:
The village of Joshua Tree itself is a charming, eclectic and walkable town, with one-of-a-kind art galleries, unique boutiques and restaurants and even a saloon. Multiple outfitter stores offer climbing and hiking supplies, books and information, alongside the National Park Visitors Center. Saturday mornings from 8-3 there's a Certified Farmers Market right in town and you can get a sense for the local community we have here. There is also a Arts and crafts fair on Sunday Mornings.
Crossroads Café: the most wonderful brunch, on weekends, get there early to avoid the crowd!
Natural Sisters: great for healthy lunch fare
Pie for the People: incredible pizza by the slice or custom order a whole pie. (Highly recommend the ziggy stardust slice!)
Joshua Tree Saloon: Our Favorite! Great burgers and drinks with a patio and live music.
Joshua Tree Coffee Co. GREAT cold Brew, Hidden between the Yoga Studio and Pie for the People
Sam's Indian Restaurant is great and also has amazing pizza and subs.
15-20 Mins down the road and worth the drive!
La Copine: French Style Brunch/Lunch open Thurs-Sunday in Yucca Valley. SO GOOD! Call ahead to make sure they are open, sometimes they are closed in the summer.
Pappy and Harriet's: The Best! Fantastic Barbecue, Live Music, Drinks, all on a wild west movie set, Make a reservation or get there early to claim a spot.
We also recommend the stretch of Vintage shops at the intersection of Pioneertown Blvd and 29 Palms Highway.
If you want swimming, there are pools in Palm Springs 45 mins down the hill open to the public such as the ace hotel and arrive hotel.

There are also great shopping opportunities down the hill in Palm Springs, and the Cabazon outlets as well.
If shopping isn't your thing try the yoga studio In town! They host several wonderful classes throughout the day for all levels. And if you want another relaxing experience, check out the Integretron in Landers for a soundbath in an acoustically perfect dome that was once visited by aliens ;)
While you can find most things you need in the village, we recommend stocking up on groceries and in Yucca Valley, 7 miles to the west. There’s a small grocery store called Sam’s Grocery’s in JT, and also a health food store but for big grocery runs, Vons is good. If you just need a quick thing or two, the farmers market on Saturdays or Sam’s local market are closest.
LASTLY: THE FINE PRINT
This rental agreement includes a Zero Tolerance Policy for noise disturbances, over occupancy, or house parties. Violations of the terms of this agreement will result in fines from up to three (3) times the rental amount, as well as forfeiture of security deposits, and immediate termination of occupancy with no refunds. See Section 1 and 11 for details.
Please do not proceed with booking if you, or anyone in your group, are not comfortable with these policies.
By Checking into home, Tenant/Guest agrees to read and abide by the Terms of the agreement. As consideration for the booking and use of Short Term Rental Property during the lease term, Tenant agrees to pay Homeowner for all items specified.
1). IF NOISE COMPLAINTS OR OVER OCCUPANCY OCCUR, OR LAW ENFORCEMENT IS DISPATCHED TO PROPERTY DUE TO ANY DISTURBANCES OR ILLEGAL ACTIVITY ON THE PREMISES, TENANT AND ALL OCCUPANTS ARE SUBJECT TO IMMEDIATE EVICTION WITH NO REFUNDS.
OCCUPANCY: Tenant understands and agrees that Property shall be occupied by no more than the number of individuals (including children and infants) indicated on the website, and day/evening guests are limited to 8 persons. A charge of $100 per day per person may be imposed for excess occupancy. All day/evening guests must vacate the premises by 10:00 p.m. Should Tenant wish to entertain or have more than 8 guests,Tenant must obtain pre-approval by Homeowner in writing.
2). TENANT`S NOTIFICATION RESPONSIBILITIES: Tenant shall call/text/email Homeowner upon arrival to property to confirm arrival. Upon arrival, Tenant agrees to examine the Unit, all furniture, furnishings, appliances, fixtures and landscaping, if any, and shall immediately report to Manager if any are not in operating condition or in disrepair. Tenant also agrees to immediately notify Homeowner of any occurrences that may cause damage to Property or adjacent units and to take reasonable measures to mitigate damage, and be responsible for damages for failure to do so. Tenant acknowledges that unless Homeowner is notified on day of check-in of any damage or cleaning concerns, Tenant will be liable. Any and all damages, breakage, lost or missing items on the Property during the occupancy will be Tenant's responsibility and must be reported to Homeowner and paid prior to departure.
3). TRANSIENT OCCUPANCY: Tenant expressly acknowledges and agrees that this Agreement is for transient occupancy of the Property, and that Tenant does not intend to make the property a residence or household
4). SMOKE DETECTORS/ CARBON MONOXIDE DETECTOR: The property has smoke detectors and a carbon monoxide detector installed and they are believed to function properly at the time of rental. Tenant will notify homeowner without delay if detectors are missing, uninstalled, "chirps" or have a low battery condition.
5). SECURITY: Tenant shall see to their own and to the Property security by locking doors, windows, garage doors, etc. when it's prudent to do so and always when all guests are absent or the property is vacated. Owner is not responsible for stolen property.
6). NEW LOCKS OR ALTERATIONS: Tenant shall not make or permit to be made any alterations to the Premises or change or add any lock without prior consent of Homeowner.
7). LOST ITEMS: Manager shall bear no responsibility for lost, stolen or abandoned items. Every reasonable effort will be made to contact the Tenant for return

TV/WIFI: Is provided, however no refund of rents shall be given for number of devices, outages, content, or lack of content or personal preferences with regard to cable/internet/satellite service. Services are provided as a convenience only, and are not integral to this agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to service. Password and user names are provided inside the house.
9). AIR CONDITIONING / HEATING: The house does not have central air. It is swamp cooling which is the most popular form of cooling in the high desert. Tenant agrees that Air conditioning shall not be set below 72 degrees and heat shall not be set above 78, and that the fan setting shall be "Auto". Doors and windows shall be closed when either heat or air conditioning is in operation. There are no refunds for lack of, or malfunctioning HVAC units.
10). SYSTEM(S) / FURNISHING / AMENITY FAILURES: In the event the home sustains a failure of a system, including but not limited to water, sewer, septic, electrical, gas, plumbing, mechanical, appliances, heat pump, ventilating, or other system or structural systems, furnishings or amenities, Manager will make a reasonable and prompt effort to repair or replace the failed system or equipment, and in such event, Tenant agrees to permit Homeowner or its service provider to have reasonable access to the property to inspect and make such repairs. The homeowner shall be liable to Tenant for damages, and no refunds will be given for such failures.
11). NOISE TRANSMISSION: Tenant is aware that home is located in a quiet neighborhood within the City, so it is therefore subject to noise from nearby residences/businesses/traffic.
12). UNFORESEEN OCCURRENCES: Homeowner does not accept liability for any loss or damage caused by but not limited to the following: weather conditions, natural disasters, pests, construction, acts of God, or other reasons beyond its control. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies, unavailability of any or all parts of the house, or any other reasons. It is highly recommend that Tenant considers the purchase of travel insurance.
13). HOLD HARMLESS: The Tenants their Guests shall hereby indemnify and hold harmless the Homeowner against any and all claims of personal injury, property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Tenants also expressly recognize that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Tenants, and that Tenants should purchase their own insurance if such coverage is desired.
14). ADDITIONAL TERMS AND CONDITIONS: The undersigned, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Manager and Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which may have occurred to the undersigned, or any of his/her occupants or guests as a result of, or in connection with the occupancy of the premises and agrees to hold Manager and Owner free and harmless of any claim or suit arising there from. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
15). WRITTEN EXCEPTIONS: Any exceptions to the above mentioned policies must be approved in writing by a Manager in advance.
