Everything You Wanted To Know About Commercial Real Estate

The current state of the economy has made commercial real estate a tricky venture. Getting involved with commercial real estate comes with potential high financial risks. This article includes great advice to ensure your commercial real estate ventures will not bankrupt you, damage your business, or tarnish your reputation.

To really make money in real estate you have to make it the day you purchase the property, not rely on the price going up over time. As the last few years have shown, prices can fall as well as rise. But finding a solid house that doesn't require a lot of repairs will eventually be paid for and can be sold for the equity.

Hire a professional to rent out your income properties. Saving money can be tempting when it comes to doing it yourself, but the time involved and the pitfalls of making a mistake with a renter are not worth it. Your time is valuable. Let a property manager take care of your investment for you.

When choosing a property, it is important to look at the locality's tax rate. As the closing costs include a prorated property tax, it increases the funds you need to close the deal. The higher the tax rate the more money you need to close escrow and you will pay more taxes over the years.

In order to protect yourself, make sure that the agreement that you and your broker decide on is put in writing. Add some conditions to it that will allow you to terminate them within five to ten days with a written notice if they are not doing their job well.

When choosing between two similar commercial properties, think large scale. The difficulty in securing financing doesn't increase linearly with the size of the building you are buying. However, buying several units will cause the price of an individual unit to decrease.

If you are renting out your property, be sure that they are always occupied. You're the one who has to pay to keep the building maintained, and if no one's renting them, you're wasting your money. If you have multiple properties open, figure out why, and try to correct the issue that could be causing a loss of tenants.

If you come in contact with a person that represents a property that you have your eye on, make sure to ask them what their part is in this equation. It is important that you know this because you have to do all that you can to protect your personal interests.

Is it possible to work with real estate without using an agent? Well, technically it is, but it is generally not recommended. You are not merely paying an agent for their expertise, but more importantly for their network. With the contacts they have, your real estate will receive much greater exposure and will sell considerably quicker.

Go on some tours of places you might want to buy. You should consider asking an experienced professional to come with you and examine the properties you have an interest in. Set the stage for future negotiations by putting forth the preliminary proposals. Prior to making any final decision, you should thoroughly go over the counteroffers you have received.

Get sellers interested in you. You want the sellers to be vying for you to buy their property, ensuring that you are getting the greatest deal and the best negotiation out of the deal. If best property management are a prized buyer, sellers will be seeking you more so than you seeking them.

Look for a good real estate broker. You will need a firm that does not work within their own little network. Look for a firm that is ready to refer you to contractors outside of their sphere of influence. This is the only way you will get the best available resources.

If you are looking at properties that need repair, understand that you will have to bring them up to code in order to resell and make money. Have a budget ready that will cover all your expenses without stress.

When investing in commercial real estate, you want to be sure you hire the correct professionals that are most suitable. If you can find an attorney who understands the legal issues and risks you have when you invest, you will minimize your risks. You need to know that commercially property has different values than that of residential. The income of commercial property is immediately related to usable sq. footage. Research and follow up is always the key to understanding the commercial real estate world. Remember, talk to your financial advisors, as well as, a title or deed officer. Since you will be purchasing a property for commercial uses, it is always a good idea to have your legal representative be advised of each step of the process.

Honolulu Councilman Proposes Short-Term Rental Compromise
A proposed crackdown on short-term vacation rentals on Oahu has been amended to address several areas of criticism from rental operators, a move that is getting a mixed reaction from the community.

Mayor Rick Blangiardi’s administration introduced Bill 41 last year. The proposal would require bookings to be no shorter than 180 days, increase fees and fines, and compel some condo owners to operate their units as hotel rooms, among other land use changes. The mayor said he aimed to shut down the short-term rental business.

Brandon Elefante, chairman of the City Council’s zoning and planning committee, has since proposed an amendment, written in part by the Department of Planning and Permitting, that “attempts to clarify, simplify and reorganize Bill 41 and focus directly on issues related to short-term rentals,” according to the council.

“With so many moving parts to this issue, it is important that all the pieces fit together cohesively,” Elefante said in a statement. “We welcome community input as this process is complex and multifaceted. We want to find a path forward that is fair and enforceable.”

Short-term rental operators have strongly opposed Blangiardi’s proposal. Elefante’s bill, which he further amended verbally on Thursday, offered several points of compromise.

It would increase the renewal fee for nonconforming units from $600 every two years to $4,000 every two years, instead of Blangiardi’s originally proposed $5,000. Unlike the original Bill 41, it would allow people to own more than one rental property and restore their ability to legally operate in resort districts.

It would also allow bookings for a minimum of 90 days, up from the current 30 but half the time of Blangiardi’s proposed 180 days.

But at Thursday’s zoning and planning committee meeting, numerous short-term rental operators testified they are still unhappy with the bill.

Margo Brower, a broker with Captain Cook Real Estate, called the legislation “a futile attempt to create a monopoly for the hotel industry.”
