1. Write a title that sums up the property in an attractive way. For example:

Luxurious penthouse in town centre
Family home in highly sought-after residential area
Historical country house in quiet rural area
Modern apartment, recently renovated
Spacious property to be renovated, ideal as an investment project

2. Summarise the property, its main characteristics and selling points, something like "3-bedroom house with incredible views over the city and only a short walk away from schools, shops and restaurants".

3. Describe the rooms and the state of the house, including the decorations. Here are some ideas:

Large panoramic windows
Central heating/air conditioning
Double glazing
Tastefully decorated with design elements
Recently refurbished
Development potential

4. Specify the number of rooms, remembering to detail the fixtures and fittings:

Wardrobes
Dressing rooms
Bathrooms
Dimensions and size
Classic white
Modern (colour)

5. Describe the living room, including the most characteristic features:

Open space
Fireplace
Great views
Original features (mouldings, beams, window frames)

6. Describe the kitchen, including the style of decoration and the main appliances:

Rustic style with pine/oak/beech cupboards
Modern with new appliances
Oven type
Storage space

7. Describe the exterior of the property:
On a residential housing estate
Community maintenance service
Private entrance
Garden
Patio or paved areas
Swimming pool
Views and other features, such as parks or green areas

8. Services and infrastructure in the area that make your property a truly special opportunity. A garage shouldn’t just be a place to store your car, but a unique selling point for your home. When talking about parking spaces in buildings, specify whether they are spacious, easy to access from the street, easy to park and safe.

9. Additional terms: If you’re running out of ideas to describe your property, we suggest using expressions such as: quiet, peaceful, calm, lively, welcoming, pleasant, comfortable, elegant, modern, spacious, surprising, spectacular, stunning, charming, historic, good location, desirable, suitable for families, pets welcome, ready to move in, completely renovated, exclusive, low maintenance costs, environmentally friendly, has a garden, etc.

10. Honesty: It is very important that we always tell the truth in the property description because otherwise we’re wasting our time and that of the customer. If, for example, the property is a top floor flat but doesn’t have an elevator, don’t hide the fact because when people come to look around the place it’ll be the first thing they notice and they’ll no longer trust you as a seller, but if you’re up front about all the facts of the property then people who are interested will naturally come up.




11. Call to action: It is very important to incite the customer to take some action. At the end of the description you have to write a sentence that will make the potential client react and decide to contact you to find out more but of course, the language used must be subtle and create expectation. For example:

In short, a good description can be obtained in about 600 - 700 words. Don't forget that potential clients do read the descriptions of the properties, and they do so carefully to the last full stop. In property descriptions, 70% should be the advantages it has over other houses and the remaining 30% should be the features it has. The features are informative but the advantages sell. Once you have given all the information the customer needs to know about the place, sell it with the description!
